This building is near the shops and restaurants of the West Loop including Greektown and Target and is a few blocks from the Mary Bartelme Park.
Originally listed in July 2024 for $638,000, it has been reduced to $595,000. However, I’m not sure if the first price included the parking as the current price does not.

HVAC is just an air handler, pushing from the (4-pipe? hopefully) system, right? Is hot water also a building-wide system?

I certainly like it more than $65k more, but there is a significant taste-specific difference.
Also: looking only at RF, it appears the highwater mark in the building is another 9th floor corner, @ $635k:

And the prior sale of this unit appears to be the high price for a non-corner–but it is also the most recent sale of a non-corner.
My biggest concern is the glass enclosure at the top of the second bedroom. I didn’t see any vents in the pictures and wonder whether it gets any HVAC.

Besides the price reduction, maybe they should have professional pics taken? These are borderline bank-owned quality.
