A 2/2 with Historic Charm and Contemporary Conveniences in Uptown: 4536 N. Sheridan

This 2-bedroom at 4536 N. Sheridan in Uptown came on the market in November 2023.

I don’t have a picture of this building, but I wanted to crib on it anyway.

Built in 1889, 4536 N. Sheridan has 15 units and gated outdoor parking. There’s also additional storage.

There’s no elevator in the building.

This unit has many vintage details including turreted windows, custom moldings, and wainscotting in the hallways.

The front entry has a custom bench with seating/built-ins.

The kitchen has been opened to the living room which has a gas fireplace with a tile surround and custom built-in bookcases.

The chef’s kitchen has white cabinets, granite counter tops, stainless steel appliances, a herringbone backsplash and a matching white island that seats three.

There’s no dining room.

However, there are French doors to the second bedroom which has a beamed ceiling and a built-in Murphy bed.

The primary bedroom has an en suite bathroom with a double vanity and walk-in-shower along with shiplap walls.

The listing says both bathrooms have been updated.

The unit also has a large deck that overlooks the front yard with enough space for dining and a grill.

It has all the features that buyers look for including central air, washer/dryer in the unit and outdoor gated parking which is included.

This building is near shops and restaurants of Uptown, as well as the Wilson red line stop and various bus lines.

Listed at $423,955, it last sold during the pandemic, in August 2020 for $379,000.

With inventory so low, will this get an offer this week?

Stacey Dombar at Redfin has the listing. See the pictures and floor plan here.

  1. Nice place, not a huge fan of the Gaines school of design choices

Assuming feasible for the current owners, this seems like a really good opportunity to rent. Should cashflow

  3. Porch neighbor sold in April for $392,500:

This one is bigger and decidedly nicer that 201–absolutely more than 8% (diff bt ask and 201 price) better.

Question is: who is paying $400k to live in a walk-up on Sheridan in Uptown?

  4. Somebody called Uptown an “Art Deco Insane Asylum” and I can’t stop thinking about it.

  5. Nice exterior and the interior has some charm, but honestly, who would pay over $400,000 for basically 3 rooms in what’s always been the worst part of Uptown, and on a busy street to boot?

  7. Built-ins are beautiful on this unit. Nice updates in the bathrooms too. I’m not sure I like that there’s not a dining room. You are limited to the island and that’s it. But you could put a table into the second bedroom and still have the Murphy bed for guests.

  8. That porch cannot be code. 2ft high railings?

  9. Definitely not to code, which is 42 inches for all railings. Given the age of the building may have been grandfathered in at some point, or an envelope may have changed hands if we are talking pre-porch collapse. Would be an interesting (in a bad way) fix considering the exterior is stone work, so you would have a weird wood railing protruding over that.

  10. “so you would have a weird wood railing protruding over that.”

you could do a black iron rail on top and would look much better.

  11. could do a black iron rail on top and would look much better.” True. When building an entire deck the cost difference between wood and steel is so huge it’s a nonstarter, imo, but for just a railing that makes sense
