A 2-Bedroom Duplex Up Brick and Timber Penthouse Loft: 1250 W. Fullerton in Lincoln Park

This 2-bedroom duplex up loft in the Surrey Court Lofts at 1250 W. Fullerton in Lincoln Park came on the market in July 2022.

Built in 1906, Surrey Court Lofts were converted into condos in 1987. It has 22 lofts, an elevator and outdoor parking.

The listing says this loft has been “highly upgraded.”

It has authentic loft features including exposed brick and timber ceilings along with skylights.

The main floor has the living room, dining room, family room, kitchen and both bedrooms.

The second bedroom is fully enclosed and has custom sliding door.

The primary bedroom has custom electric block out shades, a large walk-in-closet and a “brand new” bathroom with fully enclosed steam shower and custom vanity.

The second bathroom has a custom 17′ Duravit soaking tub.

The kitchen has white cabinets and stainless steel appliances.

There’s a private balcony off the living/family room as well as a wood burning fireplace and built-in bookshelves.

There’s a spiral staircase to the second floor which has a loft, a bonus space and a den which the listing calls a “rooftop lodge” that is currently being used as a music room.

The “lodge” is enclosed and has a Poggenpohl wet bar.

The loft has central air, washer/dryer in the unit and one outdoor parking space is included.

In addition to the private balcony on the first floor, it also has a private rooftop deck with built-in seating, planters, lighting, gas and electrical outlets.

This loft is near the DePaul campus, the Fullerton and Armitage el stops, and the Clybourn Corridor.

Listed at $849,900, is this a dream loft for loft lovers?

Christine Droegemueller Car at Luxury Living Chicago Realty has the listing. See the pictures here.

    2nd Br looks lofted

Guessing the 2200 includes outdoor space. The elevation changes from the kitchen to the LR looks a bit challenging

Nice place, probably better suited for DINKs Vs family. A powder room off the Roof would be a great add

Not my favorite part of LP but the price seems fairly reasonable tho on the high side for the right buyer

    Looks very R&B/WE-ish

I was going to ask where the entertainment center might be from. Having a hard time finding something that will fit my receiver that looks good

  4. “a custom 17? Duravit soaking tub”

    Uh, no.

    First, it’s not 17′.

    Second, it’s not even 7′

Third, a drop in tub is not “custom” because you but a panel on the frame you dropped the tub into.

Fourth, while I’m sure that one could get Duravit to produce an actual custom 17′ tub, I have to imagine that the cost would be…excessive…for a $700k condo.

This one, in the same association, that sold last year, isn’t as flashy, but seems a lot more livable:

Does the roofdeck really add $300k in value?

Not having to deal with a spiral staircase to hit the rack some coin (and yes I know the RTD is accessed via spiral staircase) Would really suck with an infant.

I dont think the linked property is very family friendly

Doesn’t seem like a family friendly building–this unit is even worse, with only one real bedroom (2d is open loft, with a ceiling so low the beams are padding edge to edge).

    That said, it’s contingent.

and yet this family has seemingly lived here for several years with a child.

  8. “and yet…”

JU was referring to the 3/2.5 I offered up (that was a 5 year hold).

I’m a little doubtful that this was a full-time kid for years in that lofted bedroom–it looks like a queen bed, yet there appear to be a baby monitor and a camera pointed right at the bet. Which is a bit incongruent.

  10. Not bad for a loft but paying $850,000 to live on ugly Fullerton Avenue is a lot. I remember the late 1980s when this and other nearby commercial buildings nearby were converted. Never liked this location.

Ha ha. This part of Fullerton is actually quite nice. It’s not Webster but when you get this far west it’s more subdued and you can easily walk to the Regal movie theater.

  13. That U-Haul location next door is a menace, using the street as overflow parking/staging for their trucks.

Never, ever, make a half-day, afternoon reservation, if you actually need the truck on time.

Yep. Entertainment is huge right now. Nearby, walkable movie theater is a huge selling point. I wish they would put one in the West Loop/Fulton Market. Apparently there was talk of it before the pandemic hit but now that has been taken off the table.

City living is different than suburban living in Indiana JohnnyU. Buyers want to walk to Wrigley Field. They want to walk to movie theaters, bookstores, coffee shops.

LOL walking distance to a Movie theatre is huge for what 0.0013% of the population? A huge selling point would be a good taproom/cidery, restaurants, parks, schools, grocery/shopping.

Hell the city just shut down Dinner and Movie in LP.
