Built in 2013, 1800 W. Grace has 91 units and heated garage parking. (Sorry for the older picture. I DO have an updated one somewhere but I couldn’t locate it.)

The listing says this unit is a “move-in ready” duplex with 21 foot ceilings and a wall of windows.

The main floor has the living/dining space, the kitchen, a full bath and one of the two bedrooms.

That bedroom doesn’t appear to have windows.

The kitchen has modern appliances with “gourmet stainless steel appliances” and a new marble backsplash.

The unit has a suspended lofted den which leads to the primary suite which has windows, a walk-in-closet and an en suite bath with double vanities, a spa shower and tub.

There’s a private balcony on the main floor and a custom work from home space on the second floor that appears to have been a bar with a wine fridge in the prior listing.

The pictures of the rooftop deck are of the common, shared deck.

Heated garage parking is $25,000 extra.

The unit has the other features buyers look for including central air and washer/dryer in the unit.

Originally listed in March 2021 at $795,000, it has been reduced to $749,000.

  3. First of all…not 2,000 SF. Not even 1500…not even close. There are a handful of 1/1 units that are purported at 1,000 SF. Buy two of those and combine them rather than this place…and still spend less money. This is comical…A unit no one seems to want to occupy for more than four years, and they want to make a cool $100K for ….what am I missing?

    Not for everything, but we go there a couple times a month to stock up on staples like pasta/sauces and shredded cheese, and will usually experiment on some random frozen junk (enchiladas, mac and cheese balls, etc.; they’re hit or or miss but handy to have in the freezer). Can walk out of there with like four bags of groceries for what one bag costs at Whole Foods. Our neighborhood conventional store probably won’t reopen for several months (however long a post-mass-shooting renovation takes), and using WF as our primary store the past month or so, has highlighted just how inexpensive TJs can be.

  12. I like a lot of things about this unit, but a couple of annoyances too. Mainly the bedroom without windowa (not sure what to do about that), and the $25,000 cost for a parking space (which I kind of get if it’s a neighborhood nearer the lake where parking is much more scarce but not in a new building out here).

    Yikes. Scary when something like that happens close to home. (Scarier, I guess, it’s scary when it happens anywhere).

    Re: TJ’s – there are a few things I REALLY like there, but I feel like there’s much better produce and a better selection at Mariano’s/Jewel/WholeFoods, and it’s not worth making a special trip to Trader Joe’s, especially during a time when we were trying to reduce our exposure to other people.

    In the before times, I would get the bulk of my groceries from Peapod (RIP, Peapod, you really chose a banner moment to exit the Chicago grocery delivery market), and then pick up items as needed from Mariano’s/Jewel/WholeFoods/Treasure Island(RIP), all of which are/were in walking distance. The TJ’s on Diversey is close-ish, but more bikeable/drivable than walkable, so I didn’t hit it that often.

    Down here, the closest TJ’s is a 25 min drive (with no traffic), so def not worth the effort.

  14. You could get a 2bed in the Montgomery for this price. Yes this is a great loft with beautiful finishes but not sure if I see $700k of value in this unit.

  16. The train come SCREAMING by this building. Is this unit on the train side? It appears the train has hindered the sale of multiple train-facing units in this building.

  18. West exposure indeed and the Brown line is quite loud here speeding between Irving Park and Addison. You either get a train view or a courtyard view at this building.

  19. I dunno…A friend has a loft a few blocks north of this and the train (metra) whizzes by so fast….its actually kinda cool and not really that loud. You get used to it for sure. She is on a third floor – – so even closer to the train tracks than this unit. Adds to the urban appeal 🙂

    I can’t speak to El Noise here — it is relatively close so if the wind is right I can see it being loudish but not a conversation stopper loud.

    It’s literally directly under the terrace, so about 35′ away from the edge.

    The Metra thru here I find totally minor. Noticeable, but far less annoying than the El at even twice the distance.
