The listing says there’s no roof rights, so you can’t put on a rooftop deck. There are stairs in the 2017 listing. Do those go to the roof???

  5. I want it. Just wish I could afford it. It is one of the most beautiful vintage rehabs I’ve seen.

    The HOA is what you would expect for an older high rise, and the taxes are not too out of line for something in this price range.

  6. Agree it’s beautiful. Would be interested in knowing why there aren’t any roof rights and why that’s spelled out so explicitly. Is it because there’s a public area for all on the roof? That would be OK. I’d also like to know why the HOA seems so low. Does the building have adequate reserves?

    One more thing: I’d like to see the exercise room. They typically are pretty meager in old buildings.

    It seems like there might be stairs that go up to the roof which is why they had to say “no roof rights.”

    Stair pictures are in the prior sale listing pictures. And there’s no floor plan with this so we don’t know.

  9. There’s nothing on the roof in the google view at the back of the building, the front is pitched and the central portion has ac condenser units. There must be issues with the roof, access, strength or egress that prevent a private deck (perhaps the building wants a common deck eventually).

    It’s a newish conversion and it looks like it has individual heating which means the assessment is probably bare bones/as low as they can go especially if there is a new elevator since fuel is borne by the units (biggest expense in most buildings where it’s included). The will need to spend a lot on the elevator contract, facade inspections & maint. and staff.

  10. Sabrina, the windows are extremely beautiful and certainly help, but the millwork, moldings, and the shapes of the rooms totally take it for me. The rehab is beautifully done, and there isn’t a bad-looking room in the place. I’ve always loved that building, since its days as a rental.

  11. If I have the building identified, we looked at open houses in this building of some 3bd’s in 2017, and we even bid for one, but we received info about the finances of the building, and without discussing more, it made us withdraw interest.
