The primary suite has a marble bath, with a whirlpool tub, walk-in shower and double vanity, and a walk-in-closet.
The second bath has been “upgraded.”
The kitchen has white and wood modern cabinets, with stainless steel appliances including a Wolf stove, quartz counter tops and a backsplash.
The unit has a balcony off the living room.
It has the features buyers look for including central air, washer/dryer in the unit and garage parking which is $35,000 extra.

This building is near the shops and restaurants of the South Loop, the Museum Campus, Soldier Field, Grant Park and various bus and subway lines.

A lot has changed in the neighborhood.
NEMA built next door so a lot of possible buyers may be renting instead. It’s luxury with great amenities in the building and similar views. Other new “view” high rises also built since 2014.
If they are offering the credit it’s because some people looking at it have made comments about the paint color. Why not just have it painted? The unit appears to be empty. How hard is it for the realtor to contract out with a painter to have them come in and fix it?
Also, maybe they might need to stage it.
I’m underwhelmed by the views and the poorly maintained condition of the place. Looks like it needs some work.

Pool could use some water and the party/common area kitchen looks a little dinged up, but if this unit is poorly maintained, I can only imagine what would be said of our home. You guys would be calling child services on us.
Maybe I was too harsh.
$625K max imo. Views are weak, amenities a bit dated compared to new offerings, wasted hallway space, balcony views into guest suite, no computer nook, etc.
