Built in 2000, Plaza 32 has 130 units and underground attached parking. Apparently, when it was first built in 2000, it was so popular there was a waiting list to buy a unit.
It’s one of the few East Lakeview buildings that has a doorman. It also has onsite management, a dog run, and a rare half acre on-site park with mature trees and landscaping on the back side of the building.
This unit is one of the units in the back of the building that overlooks that private park.
It has a proper foyer and an open concept for the living room, dining room and kitchen.
There is a sliding door that leads to a large, private terrace overlooking the courtyard with room for a table for six and a grill.
The listing calls this much outdoor space a “true luxury.”
The primary bedroom is “massive” with a sitting area, a walk-in-closet and an en suite bathroom with a dual vanity and separate tub and shower.
There is a second “good size” guest bedroom and a second full bathroom.
It has the features that buyers look for including central air, washer/dryer in the unit and a large tandem parking spot for 2-cars in the attached garage.
It also has one storage unit.
This building is in the heart of the shops and restaurants of Lakeview. There are numerous bus lines and the Belmont Red line stop is nearby.

Wrong # to look at with this unit. The questions should be “Almost $200k down and $5200/mo, at 1629 square feet, is this the price you’ll pay for a larger non-updated 2-bedroom in Lakeview in 2024?

Is there a comp that would support $625,000? I feel like they could get this price if it were a 3-bedroom, perhaps (with the 2 car parking). Otherwise, with the original finishes, it’s going to be tough.
The terrace is a big selling point though.
The terrace is really nice, but “exclusive” seems more accurate than “private.”

I noted that it was “new” and who gives a rip if it sold over ask, it sold for $75k less than this place. Not sure what your point is other than to argue for the sake of arguing
Not sure why you couldnt use the place listed, Add $XXk for the additional parking space and deduct for the 2000 finishes and a +/- for the deck Vs balcony

Pros: corner, top floor, (imo) nicer finishes, newer appliances.
Same: tandem parking space.
Cons: smaller outdoor space.
I could see same price–or slightly more–for this one, but I personally wouldn’t, given the finishes and old appliances.

Looking over the park side is nice. Outdoor space is a plus. Finishes suck….but they may still get something around $550K-$575K for someone willing to redo just about everything you touch.

Sure, price is high. But that terrace on the park makes it a unicorn property. If sellers aren’t in a time crunch, why not price it high and see what happens.
Could be a nice place for an older couple who want to avoid stairs. The backyard is a real plus in this area.

Whats the difference (other than sf) between the terrace and the balconies on upper floors? There’s no direct access to the park from the terrace.
As for why it might not be a great idea
– You’re probably going to discourage/lose folks that might be willing to go into the $580k range
– In s sellers market any property non on the tails of the pricing bell curve that sits raises some questions
Also this is $200k + $5200/mo property that isnt updated (bUYeRs lOvE NeW). If it was updated, the pricing wouldnt be out of line, but its going to take a non-trivial amount of time and money to bring it up to spec
