  1. Beer Bistro just closed. Doesn’t have the “whitewash” aesthetic that is the current trend. Floors aren’t dark brown. It has the JAPpy bowl sinks from 2006 etc. RE taxes are probably going to $10K, assessments are high for a 2 bd at $400 per month. Should be a rental. Condo deconverstion unlikely at the high prices the building has.

  3. I almost bought the unit above it about 12 years ago and it’s one of the greatest regrets of my life. The units above are loft like 3 story townhomes, with awesome terraces and exceptional views of the city. Very cool mix of vintage details and contemporary finishes with brick walls, high ceilings, etc. ‘The One That Got Away!’

  4. I’ve always thought the units on the top floor looked really interesting. From the outside, I’ve never seen anything that looks quite like it. It had to be a bit of a leap of faith buying that location 12 years ago though, no?

  5. I have a friend who bought in the West Loop in the early ’00s. I should ask her what she paid vs. what it’s now worth. I still wouldn’t really want to live there (nothing against the neighborhood, it just doesn’t suit my current desires), but the location has its positives.

    Anyway, I like this place a lot better than the initial commenters seemed to. Nice alternative to a loft.

    This is all I could find for the upper level options; says it is 3 levels but the photos don’t make the space clear enough and no floor plan, so can’t tell if it’s one of the townhouse like ones referred to by 312. Looks like this one is for sale too. Anyway, the space and views in this one do look great.

  6. I bought in the West Loop in the fall of 2002. The neighborhood is almost unrecognizable from what it was which is a good thing. The walking distance to downtown and easy access to the blue line and expressways made getting anywhere easier than many other neighborhoods.

    I rent my loft out these days and live out of state but I was back last summer to check in on the place. The neighborhood has a very early 30s Bro & Becky vibe. Glad to own property there without having to live in the neighborhood.

  7. The unit I almost bought for $900k+ in 2006 sold for $785k in 2012 (ouch), but the middle one (there’s 3) is now on the market for $1.15m. The other one closed for $1.25m last year. Problem was when I found out w lender would have given me a mortgage for the 900k I freaked. Who in their right mind would give me that much money?

  8. This unit looks nice. The kitchen is a little small but I like the openness. The HOA is low given its a vintage building. I had lived in that neighborhood for 5 years and loved west loop.

    No. The buildings on Madison were fine 12 years ago. It was lofts in Fulton Market or further north on May which was a “leap of faith.” Remember, the Oprah Winfrey show was just a few blocks from here 12 years ago.
