I could probably tolerate the $450/monthly HOA nut since it includes heat, but I’d have to pass for it’s unalterable flaws listed above. I think one could do much better for $1750/month.

Huh? I was thinking a small house in Jefferson Park, walking distance to Forest Glen or JeffPark Metra. Or 2224 W Touhy Ave #4W for $223k – it’s a much nicer place, closer walk to RP Metra, modern amenities, and would undoubtedly be easier to resell than a slightly larger, low-quality vintage apartment.
I wrote in length about the area a few months ago. Not the ghetto and is one of the few areas left on the North Side where one can buy a SFH on a middle class income. Personally, think this place is pretty cool although agree that the A/C and laundry are negatives. The walk to the Metra isn’t a big deal–it’s through a pleasant neighborhood and the train ride to OTC is < 20 minutes. I live a block south of this place–so further from the Metra–and I'm downtown in about 30 minutes and door-to-door in 40 minutes.
Common laundry is the hallmark of renting….but does this property even have that? Do you have to put your clothes in a bag and haul them to the laundromat? Worst part of zero-amenity rental right there.
It is one thing if you are single doing that, but this unit is a three-bed!
I checked the listing on the MLS and it isn’t clear about the status of laundry, either in the public remarks or agent remarks. Found the unit is also listed for rent on the MLS for $1,800 and it says “free laundry” in public remarks, yet also says “coin laundry” further down on that listing. I’m guessing it’s free, shared laundry in the basement and that MLS only has “coin laundry” available as an amenity option. So, not ideal, but at least on site.
Ghetto?
This is one of the cleanest and safest areas in this part of the city.
Elliott, the address you list on Touhy is about the same walk. Yes it’s two blocks further east, but it’s also two blocks further north, so it works out to about the same. Also, Touhy is a busy ugly street, while Lunt is quieter and this building is almost directly across from the park.
Ugly? Apart from the kitchen cabinets, not so much. And sooooo much less boring than today’s property on Clinton.
This unit has been on the market for nearly a year, and I believe it will need a substantial price reduction to sel. It is a gorgeous and unusual apt on one of the prettier streets in W Ridge, but it’s still overpriced for a unit that has no laundry hookups, has a fugly, outdated kitchen, and is in a neighborhood that is falling in value relative to its neighbors to the east. I’m noticing that while E Rogers Park and Edgewater are getting tens of millions in investment and new construction, that West Ridge is “disinvesting”- there is no new construction, or new businesses of note.
That’s possibly because West Ridge is a very inconvenient neighborhood and lacks the urban “buzz” that younger buyers, especially, want. The area really doesn’t know whether it wants to be an urban neighborhood or a subur, and the public transportation is terrible- you have only 3 bus lines to take you to the Metra or the el, and parking is difficult, especially if you have more than one car. It’s too bad, really, because the area has some of the most beautiful vintage housing on the north side, very moderately priced.

Laura–seems you have soured on the area when you were once one of it’s biggest boosters years ago. In terms of construction, a new library is going in at NW corner of Pratt and Western. True, few residential tear downs and probably for the better in terms of maintaining the architectural integrity of the neighborhood.
