A 3-Bedroom Corner Triplex With a Rooftop Deck: 2300 W. Armitage in Bucktown

This 3-bedroom in The Citadel at 2300 W. Armitage in Bucktown just came on the market.

Built in 1900, The Citadel has 12 units and garage parking with a unique open courtyard design where each unit has a private entrance.

This triplex is a corner unit with 11.5′ ceilings and 7′ black windows.

It has hardwood floors throughout.

The first floor consists of the kitchen, the living/dining rooms and a powder room.

The kitchen, which has wood cabinets, has been “upgraded” with new quartz counter tops, including a waterfall edge on the island which seats 3, white subway tile backsplash, floating shelves, and a black faucet and hardware.

The second floor has 2 of the bedrooms, including the primary bedroom which is en suite.  The bath has been “fully renovated” and has black hexagon heated tile floors, white subway tile and black fixtures.

The third floor has the third bedroom and a loft/office space separated by a dry bar with a beverage fridge.

The second full bath his also on the third floor along with a private rooftop deck.

The unit has the features buyers look for including central air, washer/dryer in the unit and heated garage parking.

This property is hosting an Open House, but it’s not happening this weekend, as most normally do. They have scheduled it for Friday, from 5:00 to 6:30 pm.

Listed at $625,000, is this a townhouse alternative for those who want levels?

James D’Astice at Compass has the listing. See the pictures and floor plan here.

  1. I guess realators are bad at maths as even including the outdoor area you don’t get to 2300sf With the numbers the supply

    This is a 2Br

I don’t get the purpose of the transom windows in the MBR?

The 2Br has to go up a floor to use the Bathroom, probably not ideal for a young kid

It’s gotta hurt losing money in a HAWT ™ market

  2. This is a nice place, but I don’t think it would work well for a family.

A great option for a couple who both work from home, though.

  3. Ask price psf adjusted for actual sf (per floorplans) = $550k

Nice DINK place. “Overnight Guest” bathroom situation is not awesome, but also not actually a big deal–if your friends complain about going upstairs to use the bathroom, you have shitty friends who should just get a hotel next time.

’01 price + CPI = $720k. This is a *waaaaay* nicer location than it was 20 years ago. And basically everything in the unit has been redone since ’01.

? on the Fridge: how do you get the shelves/drawers out of the right side to clean them? Do you have to pull the entire unit out and turn it, so you open the door more than 90 deg?

  4. Nice looking unit. I like the finishes and the way they’ve furnished it, and would probably want to furnish it similarly.

Price seems good considering location and rooftop deck. Assessments nice and low.

The problem with it is besides the MBR, the bedroom sizes are very tiny. This place is probably best for an older couple with no kids. Definitely not a place I’d move to with a family.

  5. Not enough kitchen cabinets. I don’t like open shelving. No older couple wants to go ups to use the bathroom.
