That place ain’t 2700sf indoors, unless the measurements on the floorplan are wrong. Looks like ~2550 to me, so $665 psf.
I’m not sure what makes this building a “luxury” building. Does it have any amenities?
Why aren’t the power lines buried?
The layout seems weird to me. At this price point, I would want the second bedroom to have an en suite bathroom. I also don’t see the point of having such a huge laundry room when that space could be used as a powder room with laundry closet. There is so much wasted space in the bathrooms and yet no where to store toiletries.
Fail.

Ime issue is likely ComEd’s response to developer’s request for quote to bury powerlines (ComEd won’t allow developer’s subs to move lines (even if it’s a sub ComEd uses)):
Ime ComEd quotes developers an arbitrary amount on take it or leave it basis, based in no small part on funding projects they’d like to do if someone else is paying. ComEd doesn’t quote a cost based on bidding the requested job.
Ex: to bury existing lines thru a single tenant dev’t @ typical middle class Chgo intersection ComEd quoted non-negotiable $700,000. ComEd included burying line beginning 1/8 mile west, boring/burying line under arterial street east of site & unrelated offsite extras. The developer & tenant’s choices were either pay extra $5K month for buried powerlines, kill development or live with ugly powerlines. Project’s built but the lines look just like the ones pictured here

Is this really a penthouse? It looks there their are balconies above? At this price point, I dont want the mere plebes to be able to look at me.
