A 3-Bedroom Duplex Loft Penthouse with A Rooftop Deck in River North: 300 W. Grand
This 3-bedroom duplex penthouse loft in the 300 W. Grand Lofts at 300 W. Grand in River North came on the market in January 2021.
300 W. Grand was built in 1928 and converted into 51 lofts in 1998. It has some parking in the building but some owners also bought deeded parking spaces in the building next door.
The building has a 24-hour doorman and a fitness center.
This is an authentic loft with exposed brick walls and 16 foot timber ceilings.
The listing for this penthouse says that it has been “fully renovated.”
It has newly installed real oak hardwood floors in an antique white finish.
Two of the bedrooms are on the main level while the third is on the second level.
The primary bedroom has walls to the ceiling. It’s not clear from the pictures about the second main floor bedroom.
The third bedroom is on the second level, accessed via a spiral staircase, and has a wet bar.
The rooftop private deck with south facing city views is accessed off the third bedroom.
The loft also has a south facing balcony off the living room.
The kitchen has charcoal gray 42″ Brookhaven cabinets, Calcutta Marbled Classique Quartz counter tops with a waterfall edge, all new Samsung stainless steel fingerprint resistant appliances, including a 5-burner stove.
There are 2 marble and granite bathrooms.
It has an extra walk-in-storage room in the basement.
The loft has all the features buyers look for including central air, side-by-side laundry in the unit and 2 garage spaces are available for $30,000 each.
This loft last sold in 17 years.
It has come on the market at $719,000.
For loft lovers looking for outdoor space, does this loft fit the bill?
Tracy Boyce at @Properties has the listing. See the pictures here.

Photos suck and the abundance of shitty places (Eataly) leads me to believe that the target audience for this place has never lived in Chicago and the property is marginal
I can’t imagine what this area looks like now, it was always full of retail stores that were on the brink of closing, friend tells me its still boarded up downtown everywhere… wtf?
“Gig-a-bit speed internet”
W.T.F.??
Is the “3d bedroom” the room off the roof deck, with the wetbar, open to the staircase? They don’t have another 2d level room listed, so it sure looks that way.
Considering the other unit currently for sale in the building: https://www.redfin.com/IL/Chicago/300-W-Grand-Ave-60654/unit-502/home/12787746 , $719 (+$60k for the parking) that seems pretty juicy for a roof deck + rec/bed room.
@anon (tfo) sure seems juicy. Effectively paying $300K for a room with a wet bar and a roof deck that you won’t use as much as you think you will given the access via a spiral stair.
It is a 2 bed with extra flex space for a home office occasional overnight guest / home gym . . . but no way a 3-bed.
As for the home office usage…..again if my happy hour space and my workspace were one and the same, productivity would plummet. OK unit but given the doorman is really the only amenity that this unit gets I would be in “hard Pass” land. Downtowns will come back to life but it is going to take time. There is never a good time to over pay for real estate however.
“I can’t imagine what this area looks like now, it was always full of retail stores that were on the brink of closing, friend tells me its still boarded up downtown everywhere… wtf?”
No, it’s not still boarded up downtown “everywhere.”
90% of the boards are down. Several stores have shut completely and they remain boarded up. Several never reopened after the first shutdown nearly a year ago (Victoria’s Secret and Columbia Sports flagships).
But those that were looted in areas like Rush and Oak have all reopened and taken down the boards. Extra concrete barriers remain (which make it difficult to get a lot of cars or trucks onto certain streets.) Extra police presence remains.
In the Loop, most boards are down. There’s a smattering here or there.
The real problem is simply the low number of people walking around. Hotels still at 30% to 40%.
Museums are now reopening with limited capacity.
I don’t know if others heard that some of the music festivals are trying to schedule for September (fingers crossed.)
“those that were looted in areas like Rush and Oak have all reopened and taken down the boards.”
When did LV take down their boards?
Or are you using a definition of “all” that means something other than “all”?
Or are you hanging hat on LV not being looted and/or not “in areas like Rush and Oak”?

Is this listing an ad for a condo or for a roof deck? Hard to tell.
What’s LV? Louis Vuitton?
I haven’t been over there to see what they are doing. Dior took down their boards months ago. Before Christmas. I haven’t gone store by store. I said 90% were down if they’ve reopened.
Canada Goose had those classy black boards for a few months. I haven’t seen if they’ve taken those down.
Most of the boards are down.
“I said 90% were down if they’ve reopened.”
You did write that, yes, but I quoted the thing I took issue with:
“those that were looted in areas like Rush and Oak have all reopened and taken down the boards.”
Louis Vuitton was looted, is in an area “like” Rush and Oak, has reopened, but still has boards up.
Can’t you *ever* just say “huh, I was wrong”?
“Can’t you *ever* just say “huh, I was wrong”?”
I don’t know where the Louis Vuitton is located. I don’t shop there. At Rush and Oak the boards are down. Have been for about 2 months now. I haven’t been down Oak for a while so I don’t know about Chanel, Athleta and some of the others down there.
Barricades still up to prevent anyone from driving into there if the police have to close it quickly (can just put one of the dump trucks in front of the opening).
Just because one of them may still be boarded up doesn’t confirm Sonies “thesis” that Chicago sucks and remains boarded up.
It’s not. Sorry to burst the “Chicago is doomed” thesis again.
“Can’t you *ever* just say “huh, I was wrong”?”
The answer is no
A shills gotta shill
“Sorry to burst the “Chicago is doomed” thesis again.”
And confirm the “Sabrina is full of alternative facts” thesis, again.
Sabrina is just like Trump, deflects and bloviates when called out on her bullshit haha
“A shills gotta shill”
I’m shilling on my own…blog???
Is that a “thing”????
What am I “shilling”??? And why???
Again, I feel really bad for some of you housing bears. The market is entering into a multi-year bull and you’re going to whine all the way through it.
Unfortunately, we’ll have to hear it day after day while Chicago housing prices rise and fantastic developments and buildings continue to get built in this world class city.
This unit is Pending so closing soon

Thanks for the update. We’ll soon see the closing price.
