Six North Michigan was built in 1923 and is the former Montgomery Ward headquarters. The listing says when it was built it was the tallest building in Chicago.

    A pergola would have pushed it to $300k

    I cannot lie, I love it and think its a good deal, even tho its really a 2Br. Set up really well. A little color and reworking the hall on the lower level to make it more usable and it would be pert near perfect for an empty nester

    Nice stereo equipment

    And yes I deserve grief for liking it with a white/grey/black scheme, but this place is done extremely well and has enough sophistication to pull it off

  2. The $3700/ mo assessment is crazy. For the same monthly nugget, you could purchase a Gold Coast mansion with 25% more square feet.

  4. I sent this listing to my husband yesterday and his response was “awesome speakers”.

    I really love this place; I think they did a great job with it. However, this would not be my first choice of location to spend $1.4M.

  5. Unique space in a perfect location if you want to be near art institute, symphony hall, millennium, etc. Too bad it’s on the wrong side of the building. I’d opened it hoping for amazing park and lake views. Price seems fair but HOA is quite high – I guess that’s to be expected considering it’s a 100-year old building.

  6. must be much less incentive to live in the loop if you are doing hybrid work and not having to go into the office district as much

  8. Do you really think, chichow, that people lived in the Loop solely because they worked there? I don’t.

    Do people want to live in Fulton Market because they work there? Ditto with River North.

    Deed sez he paid $2m

    The Building, subject to the ground lease, last traded in 2012 for $36m (per the prior deed–I’m ignoring the deed to the CMBS in 2021).

    “a 99-year ground lease, which Alliance still controls”

    Not what I see with the Recorder.
