There’s a wet bar.

The kitchen has white cabinets, what looks like stone counter tops and backsplash and luxury stainless steel appliances.

All three bedrooms are on the second level and all are en suite.

The primary bedroom has a luxurious bath with dual vanities, spa shower and a private commode.

There’s also a home office and laundry with a full-sized Bosch washer/dryer on the second floor.

The townhouse has central air but there’s no parking. The listing says there is leased garage parking just outside the mudroom door.

This building is near Oak Street Beach and the shops and restaurants of Rush Street and the Mag Mile.

  1. Well appointed home, wet bar in the LR is a bit tacky. A nice vintage built in buffet would be killer in the DR

    Probably hasn’t sold as it’s ground floor and those vintage windows are so easy to force open.

  2. Nicely redone–looks like nice space (2950 sounds a bit high).

    Well worth the price, but for the $3550 assessment! I get that classic, beautiful buildings need maintenance, but the common amenities are minimal, and this unit doesn’t use the elevators, probably rarely sees the doorman. Heat is covered, so that’s worth something.

  5. Very nicely done. Though LSD / Division traffic noise must be constant and there’s no way they don’t live with their blinds closed 90% of the time. A wonder how difficult it was to take the main floor photos without a pedestrian getting in the shot.

    This place seems to have combined the disadvantages of SFH living (security, views lacking) with the disadvantages of vintage highrise living (high assessments, minimal amenities).

  7. Immediate proximity to the beach access point is a great feature, and a consideration that tends to be very underrated in LSD properties.

  8. Regarding KK’s point about the traffic, this is on the back of the building, so pretty minimal LSD (DuSable?) noise. BUT–the Loading dock entrance for both this building & the much larger building next door are right outside the window of the third bedroom, so you have that to deal with.

  10. No price reduction in 7 months. Sounds like a problematic seller. If the seller is this stubborn on the listing price, just imagine how stubborn they’ll be negotiating.

  12. KK said it best: All the disadvantages of low-rise and high-rise living with none of the advantages of either. What’s the point of paying $1.2 million to live on LSD if you can’t see the lake from your unit?

    It’s 2500+/-SF in the gold coast, and had nice updated finishes, in a (presumably) stable building.

    Where are you finding that for well less than $1m (and yes, I know they’re asking 30% more).

    That said, I still think that your expectations are a little out of step with the current market–you don’t like the unit, so you wouldn’t pay even ~$400 psf (it’s asking ~$500) for it–$400 psf is about what the market has been for a minute.

  17. I fell in love with a high floor unit in this building when I was in the market, but the high assessments and limited reserves scared me off. As I recall, the building’s boiler was almost 100 years old in 2017, so that was one big expense that was coming up. Nevertheless, I sometimes regret my decision. The building is beautiful, inside and out.

  18. This building’s lobby is godly. Not big on the SFH/Condo dynamic here though. High floor apt is much more interesting. Especially with vintage features.
