Overall, looks like a nice unit that checks a lot of boxes for those looking in that area of LP. Some downsides are:
* Directly on Armitage
* Not top floor
But most importantly:
* It’s not really a truly usable 3-BR. One BR is connected with a glass double door to the master (maybe you could wall it off given there’s another entrance?). Works fine for a nursey but not great when the kids are older. And the 2nd and 3rd BR’s are pretty darn small.
There’s a reason the listing agent chose to not include the floorplan. They did a good job with the photos with their angles (e.g. not showing the busy street on the front balcony, not showing the glass doors between BRs), but won’t fool people when they actually show up.
Having said all that, it’s a reasonably priced updated unit with vintage features with updates, W/D, garage parking, outdoor space, close to L, good assigned schools, low HOA (almost too low?), so could see it going relatively quickly. But somebody will have to be willing to have small secondary BRs and overall it’s not huge for a 3 BR (although the space is used well) and doesn’t have a lot of divided space which people are looking for more and more with working from home.
