A 3-Bedroom With 2-Car Garage Parking in East Lakeview for $1.099 Million: 506 W. Roscoe

This 3-bedroom in 506 W. Roscoe in East Lakeview came on the market in June 2025.

Built in 2005, 506 W. Roscoe has 9 units and attached garage parking. It is a boutique building with private elevator access and what looks like a shared rooftop deck.

It has private storage, is pet friendly and is professionally managed.

This is a single floor unit with 2800 square feet.

It has “rich” hardwood floors.

The listing says it has multiple living/dining areas, including a family room.

There’s a powder room near the living areas.

The kitchen is “chef inspired” with updated custom white cabinets, stainless steel appliances, and a “generous” peninsula.

The primary suite includes multiple closets and spa-like bath with dual vanities, a soaking tub, and a separate glass-enclosed shower.

The two other bedrooms share a bathroom.

This unit has the features that buyers look for including central air, washer/dryer in the unit and it has TWO parking spaces in the attached heated garage.

The listing says the 2-car parking in a garage is a “rare find” in this neighborhood.

It has a private balcony off the rear.

This building is near the shops and restaurants on Broadway in East Lakeview, the Mariano’s, Jewel, multiple bus routes and the Lakefront bike path.

Listed at $1.099 million, it last sold in 2018 for $920,000.

With an elevator and the entire unit on one level, would this make an ideal home for retirees?

Riz Gilani and Ben Myers at ALLURE Real Estate have the listing. See the pictures and floor plan here.

  1. September 2004 for $665,000 + CPI = $1.125m
    October 2015 for $915,000 + CPI = $1.235m
    June 2018 for $920,000 + CPI = $1.175m

    Back to pre-construction pricing!

Have the mechanicals ever been updated?

$400 range! (Newer, as well as microhood; same fridge and dw as ’18) Kitchen is otherwise much improved since ’18.

Primary bath is soooo much better–you have to look at the ’18 pix–#14!!

Developer made so many strange choices–second sink by the living room (the pass through is about bringing in some light, but still odd)? Weird pass through on the dining room side, too (is that a wet wall? probably)? Fireplace basically in the walkway next to the dining? The original primary bath (bad enough to mention twice!)?

Current owners installed the bar basically in front of a window–but why did developer put the window on that side of the notch? If not doing a double, push to the left??

301 redid a lot of those issues, and produced a less family friendly unit, but one I think looks a lot better for $1m:

  2. Hard for me to look past the exterior, which resembles an airport control tower. Too many of these odd looking buildings are being built around my old neighborhood, which was already invaded by 4 plus ones in the 60’s. Soon all the charm will be gone.

There’s so much wasted space in the living/dining rooms. It’s just one big room, really.
