  1. lOW iNVenTorY?

Pricing is stupid high. Comp with this – https://www.zillow.com/homedetails/520-N-Halsted-St-APT-304-Chicago-IL-60642/70465737_zpid/?

Kitchen is newer, but its not an $85k upgrade

Is this an example of those shitty gyms no one wants?

  2. “ Private balcony just off the main living area — perfect for summer grilling and entertaining.”

LMAO… balcony barely fits 2 people and overlooks the expressway. It must be very noisy.

  3. 618 sold for $599k (per transfer taxes paid on deeds) in Jan-22:

    https://www.redfin.com/IL/Chicago/520-N-Halsted-St-60642/unit-618/home/12659235

And included two parking spots and a private access roof deck area.

    +CPI = $668k, or $645k with one parking spot.

No that that’s a fair comparison in HMAM-land

  4. Better interior than I expected based on the exterior. Good location but I wouldn’t want to be right on Halsted. I guess that’s why it’s cheap. That and the windowless bedroom and tiny balcony. The gym looks depressing, too.

Actually, Halsted would be a more preferred side of the building. This unit overlooks the Ohio St feeder ramp.

  6. Things I don’t like
    1) Weird layouts. like that long third bedroom that is used as an office.
    2) Same for 304 where you have that one bedroom cutting into the other bedroom.
This is one of those buildings where you got to live somewhere so I get it. I really do.

    Things I like
    1) I like the Chicago Windows.
    2) I like the brick
    3) I like the assessment. I am guessing they aren’t asking unit owners to pay specials all the time.

Honest question: How much really does it cost to tile the tub drywall all the way to the ceiling? How much savings are we really talking about?
