Only if they’re an afterthought/poorly designed (and the owner). Having a Xfmr or condenser 5′ away really sucks. While not great this would be nice if one had small kids

I disagree. Rooftop decks are hot as heck unless you have it built out. Side yards aren’t always that way. This one seems pretty private and sheltered as well. It’s easy to access – just down those stairs from the balcony. I would be out there all the time in the summer.
Side yard like this–with direct stairs into it–is good for younger kids and dogs, grilling and smoking cigars. It’s not a meaningful plus for everybody, but for those it is, it can be huge.

Both are different from, and better for all that stuff than, almost all rooftops.
What a dull unit to pay that much for. Can’t see why. And in my opinion, the building has no charm inside or out.
