Listed in April 2021 for $2.1 million, it has been reduced $375,100 to $1,599,900.

This is below the original 2005 purchase price of $1.65 million, although I’m not sure what the parking costs and if it was included in the original purchase.

    Realator did a 1/2 assed job with this. Would have thought this was 2ksf based on the photos

    Powder room looks like a dungeon.

    There a number of $1MM+ units for sale here guess the draw to being a 5 minute walk to Eataly and REAL San Maranzano tomatoes isnt what it used to be…

  2. To add to things I despise, add open showers to that list, its a new trend at hotels and there is nothing crappier than a hotel with tiny water flow coming from the shower head to save money and then having to share an open cold room with your shower

    Its one thing if you’ve got some sort of rain shower thing at your house to where you’re drenched constantly but my god I hate them with these water saving faucets. I want to be enclosed in my little warm humidity bubble when showering!

    Not sure the fixture pictured in this bathroom photo would be enough for me personally

    As for the rest of the unit what a bizarre floorplan with strangely angled walls

  4. I love this building and this condo. The kitchen remodel is gorgeous with beautiful finishes. This is bargain when compared to 14 W Superior, which would be over $3.4MM for 3,000 sqft and with one tiny balcony.

    It’s because of comments like this that people should never take real estate advice from someone who lives in Indiana and hasn’t lived in Chicago in 30 years, or even been to Chicago in years either.

    Get yourself a good agent and know the neighborhoods.

    The Pinnacle is the top building in River North. It’s one of my favorites because it’s on a lovely street and the Cathedral District is pretty, with the churches, trees and flowers. It’s not on a major street so it’s actually pretty quiet.

    And yet you are just a few blocks from both the Trader Joe’s and the new Whole Foods, tons of restaurants nearby, the Riverwalk isn’t far, and Michigan Avenue if you want it. Strangely, few tourists make their way over near the Pinnacle, which also makes it really nice.

    Views are pretty good from the building. Church across the street means you won’t be blocked there as it’s the flagship, but they may build a high rise in the office building on the back part of the property. That has been discussed in the past.

    There are just too many luxury properties available now. Sales are slower and buyers can buy “new” in One Chicago, Tribune Tower, the St Regis and other buildings. The older luxury buildings lose a bit of their shine over time.

    But I would love to get a deal in The Pinnacle.

  6. Nice unit and amenities, and I could see living there with kids, but the distance to any sort of decent park/greenspace for them to run around or learn to pedal a bike is a bummer. It’s not Manhattan. Facebook hit me with a memory from 12 years ago today, when we awoke to a pretty good snowfall in Chicago, playing with our then 1.5 year old over in the field south of the Conservatory, like 100 feet from our door. That was fun. And for city kids, they learned to ride scooters and bikes on the path surrounding that field.

    The issue at hand are the taxes not the price. I absolutely refuse to give the city of Chicago $45,000 of my aftertax income each year. For what?W#T@#

    I bet every single person looking at this condo, cash or not, is thinking the exact same thing as me–they refuse to pay sky high property taxes that are no longer deductible from federal income tax.

    The SALT cap of $10,000 is killing condo sales in Chicago.

  11. Sonies – “I want to be enclosed in my little warm humidity bubble when showering!” Yes, I’d agree that is an issue in a huge bathroom. But we have a similar open shower at our house in PR. Let me tell you from experience that temperature is not an issue. Even on the coldest days. Upside is that the moisture dissipates fairly quickly and there is ZERO mold on the grout etc. The overall dimensions of the bathroom are not huge and a warm temp in the shower quickly warms up the whole room.

    It’s 40% off the pre-completion original price in real dollars and has a completely upgraded kitchen and at least 2 updated baths.

    If that isn’t a deal, I don’t know what would be.

    Lowest psf current listing is a 1/1.5, asking $485k (+$45 for pkg), with what looks like original finishes:

    May-05 original sale for $565k + CPI = $866k, so it is *also* (1) below original price and (2) ~40% off in real dollars (-40% = $519,600).
