This 4-bedroom Sky 360 penthouse in the St Regis at 363 E. Wacker Drive in Lakeshore East came on the market in July 2022.

The St Regis is a condo/hotel tower built in 2020. Designed by Jeanne  Gang, it has 406 units in the condo tower along with self-park or valet parking.

It’s a full amenity building with an outdoor pool on the 47th floor along with a sky lounge, Zen garden terrace, hot tub and fire pit. It has a golf simulator, exercise room, wine tasting room and indoor dog exercise room.

This unit is a full floor penthouse on the 78th floor with 360 degree views of the Lake, Millennial and Grant Parks, the John Hancock and all other city views.

It has 11 foot ceilings with recessed lighting and ceiling speakers.

The listing says the interior have been crafted by design firm Hirsch Bedner Associates.

There are hardwood floors throughout and motorized Lutron window treatments on all of the floor-to-ceiling windows.

It has two terraces, east and west facing, and access to gas and electric lines.

The ultra luxury chef’s kitchen has Gaggenau and Thermador appliances and wine cooler, Snaidero cabinets, gas fireplace, natural stone countertops.

The bathrooms are “spa caliber” with walk-in showers and soaking tubs with Kallista fixtures. The primary bathroom has heated floors.

The primary suite also has 2 expansive walk-in-closets.

It has central air, washer/dryer in the unit and 2 self-park stalls, or optional valet parking.

This is actually a resale of this unit.

After selling for $8.19 million in December 2021, it has come back on the market at $9.35 million.

    Pretty meh interior design. It’s got the same design language as a $750k condo in RN (with better finishes)

    Interesting that the initial ask on the first sale was $9.1MM and that they were willing to take a nearly $1MM haircut

    Hard to tell FMV on property targeting UHNW folks. Unless the current owner/flipper did some upgrades, not sure if the unit appreciated that much

    Curious what the previous owner did in 6+ months to justify a million + increase.

    Not sure it would be very effective. Upper bracket is a bit different. They will bring in their own designers. Even though I believe staging works for most properties, putting in some random furniture isn’t going to help you sell this type of property. If they stage it with RH furniture throughout and some wall treatments and fake plants, it might help. But would have to be targeted staging.

    Chicago has several high rise buildings where there are “penthouse” floors that stretch for several floors on the top of the building. Usually means it has higher ceilings or, in this case, the full floor layout. It has special features not available in the other units.

    78th floor. Not sure I’d want to be out there even though these are a bit recessed for protection from the wind.

    Does anyone use their balconies in Aqua on the higher floors?

    It’s 6,000 square feet and look at all the amenities in the building. Why should the HOA be a surprise?

    For someone who can afford $10 million, $5,500 a month is nothing. Chump change. This buyer has a $50 million+ stock portfolio.

    Don’t you recall the 2000s boom where people would buy the condo pre-construction and then sell it for more upon completion because the market had risen during that time? Nothing was “done” to the unit then either but the increase reflected the increase in the overall market.

    I don’t follow this building closely but perhaps the price per square foot in the building has risen in the prior several years since this unit was originally put under contract.

    This happened in No 9 Walton. Heck, even Jonathan Tewes was able to flip a unit in that building without “doing” anything.

    I’m not saying this seller’s strategy will be as successful as No 9 Walton as the building isn’t sold out like No 9 Walton was. And it’s a much bigger building.

    But the luxury market is holding up, so far, in Chicago. Won’t last forever as the economy slows though.

    I spent my Sunday on a balcony on the 75th floor of Aqua and it was lovely! No wind issues

    The Dakota is old. Has been around 100 years. It’s not new construction where buyers will bring in their own designers.

    Like I said, they could do some basic furniture from RH or Design Within Reach to fill out some of the rooms but you really wouldn’t do anything else.

    Virtual staging is awful, in my opinion.

    Seriously, this would be my dream place if money were no object.

    One question – it says 78th floor penthouse, but from the views it doesn’t appear as high up as I’d have thought. Is it not the top floor?

  21. @Dan – not that close to the top actually. The “blow through” is at 83, so that’s already 5 above this.

    IINM, 91 is the top non-mech floor, so this would be the highest one:
