35′ lot, so not at all a stretch. Can streetview the alley, and see that it has a normal 16′ door, and is actually a little wider than a typical Chicago 20×20.

Looks like a “make me move” listing to me. Joyous place, someone put love and care into this – but likely only moving if they get their fantasy price. To me, these sort of listings say “don’t bother with the frustration of a real offer because we’re not taking it.”
I’m not a fan of the wallpaper, and the baths could use a refresh, but this place is otherwise practically perfect in every way.
If I had to guess what this would sell for, I’d say between $2.8 and $3.1M.
I wouldn’t want to be on Fullerton further west, but it’s not bad east of Halsted. (Aesthetically, at least.)

ChicagoDog, if they list and NEVER lower the price, then I would agree. But this seller lowered in a few months. They are serious about selling.

I think Fullerton is a really special street. It’s so beautiful in all seasons. Much the same as State Parkway in the Gold Coast. Same feel.
I would think that those who live there actually figure out other ways to drive around than on Fullerton so you could avoid driving in any of that traffic pretty easily. They are taking Orchard and Geneva Terrace going to and from their garage.
And the sidewalk/front yard is so wide on the Parkway, I don’t think you’d really notice the traffic much. I don’t notice it while walking down the street. However, I AM always glad that I am walking there and not driving. Everyone knows how bad Fullerton is for drivers.
Beautiful stretch of Fullerton. One of the most charming areas in the entire city, imo. However, westbound traffic right there is a fkn disaster.
