A Completely Renovated 2-Bedroom Lakeview Co-Op: 3750 N. Lake Shore Drive

This 2-bedroom co-op at 3750 N. Lake Shore Drive in Lakeview came on the market in January 2020.

Built in 1926, this co-op building has 132 units, an indoor pool, an exercise room, doorman, a deck with grills.

There’s rental parking in the neighborhood.

This listing says the unit has been “completely renovated.”

It has 3 exposures, including one that’s a skyline view.

Like many vintage buildings, it has a foyer and a separate dining room.

The kitchen has been opened to the dining room, which is being used as the living room in these pictures, and has white cabinets, white subway tile, stainless steel appliances and an island.

Both bedrooms are en suite.

There’s no central air and parking is available in the neighborhood for rent between $135 and $280 a month.

The listing says that in-unit washer/dryer is allowed. The last listing, in 2014, also said it was allowed so this isn’t a new policy with the building.

But if they did a complete renovation, why not install it then?

Originally listed for $349,000, it has been reduced to $325,000.

As a co-op, the assessment includes the taxes.

Is this a deal for a move-in ready vintage unit?

Alexandre Stoykov at Berkshire Hathaway HomeServices has the listing. See the pictures and floor plan here.

Just because one “can” doesn’t mean that its “easy” or “cheap”.

Peeling the Prop Tax’s out your still close to $1k HOA, with little to show for it.

No CA, W/D, parking and Bathroom that you don’t have to plow thru one of the bedrooms will make this a challenge for someone living here full time

Would make a nice peid a terre or corporate housing

  3. All of the expense and inconvenience of vintage with none of the charm.

  4. Great building, worst wing of the building. You really want to be on the LSD side.

Price is cheap on its face, but taxes, assessment, parking all are costly.

Also, this isn’t one of the better looking units I’ve seen there. The best ones have beautiful formal spaces. This one looks like a rental.

The assessment is actually pretty cheap for a 1600 square foot unit in a full service older vintage building.

If you strip out the taxes, it’s just about $900 a month. Includes heat, electric, gas and cable/Internet.

  6. Amazing looking swimming pool – old school one similar in style to the one in the Intercontinental Hotel on Michigan Ave.

  7. Includes *electric*? I know the listing sez so, but is that actually correct?

Yes! I’ve done posts in the past with the cool, old-style indoor pools with vintage tiles. They really are a work of art.

Nowadays, many builders just kind of throw the pool into the mix without much thought. Although, I’m encouraged by the design in some of the apartment buildings where they actually are featuring it as a selling point.

    There’s hope yet.

  9. I don’t know much but I know pools and I know a thing or two about humidity and I am guessing that poolside exercise equipment is RUSTY (or gonna be).

Otherwise, this is pretty OK but agree…lack of in-unit w/d put this in pied a terre territory or corporate housing or a VRBO/AirBnB if allowed.
