I get lots of requests for houses in Historic Old Edgebrook, the quirky, and exclusive, neighborhood next to a golf course and forest preserve in Edgebrook.
There is plenty of choice right now including this 4-bedroom colonial at 6312 N. Louise which just came on the market.
Built in 1963, it has 2840 square feet and a 2.5-car garage.
All four bedrooms are on the second level. The master suite has vaulted ceilings and his and her walk-in closets.
There is also a second floor laundry.
There’s central air but no basement.
Yes, those are pink counter tops in the kitchen.
The elementary school is Edgebrook Elementary.
But with a list price of $529,900, this house is the cheapest currently listed in the neighborhood.
Is this a deal for the area?

What I love about Old Edgebrook are the old homes there. I am not a fan of the modern ones, and this house definitely looks like it needs some redecorating. Therefore, my choice would be 6270 Louise. It may be more expensive, but it is vintage and shows much better. I think 6270 around $650k would be more of a deal than this at $500k, but that may just be my love for vintage coming out….
I saw this hit the MLS and was going to go look at it for my own family. However, when I saw it didn’t have a basement I didn’t waste my time.
There’s no way this can have a 2.5 car garage. I think there’s a carport only based on the pictures, google streetview and the birds’ eye view. Any thoughts on why there’s no garage and if approval would be difficult to add one? I’m estimating it would cost $15K to build a garage minimum.
The interior seems to work, with some updating. I just can’t get past the exterior. No thanks.

Redfin agent comment says there is a “good size 2.5 car garage”. I kinda like the layout of the interior rooms shown and overall. Backyard has to be smaller than photo makes it appear, I’d think.
Could you do a major but mostly cosmetic reno with new kitchen, baths, flooring instead of carpet, etc., w/o having to do major work on plumbing/electrical/hvac, and get out for something like $750? That would seem to me a better deal than the vintage houses.
DZ one could easily do a cosmetic reno of the kitchens at least two baths and some floors for 100K. Remember I said cosmetic which means that you don’t move the appliances and take out walls. Finishes will come from Home Menardlowes standard stuff. That would make this a very livable home with great access to Superdawg. Big winner in my book. Only downside is remote location for schools etc. Seems like they are not within walking distance.
This house is nearly 50 years old, so I would think it might need a lot of plumbing and wiring work, in addition to extensive cosmetic changes.
But it’s a roomy, comfortable house in an extremely nice neighborhood so I believe it will sell for the ask price. It is a lot of space for the money.
I’ve never been a fan of this type of architecture, but it could be made extremely attractive and interesting by someone who loves and appreciates the modern aesthetic. An imaginative architect could even make the exterior more attractive. Replacing the “traditional” multi-paned French doors suggests itself.

It isn’t a short walk, but there is a path through the woods to Devon and Caldwell that makes the walk not too bad. As for kids walking through the woods, it is a pretty safe neighborhood and I believe the walk is lit.

It’s definitely better than Northfield.
What about the flashers in the trees? I cannot count how many times I was flashed as a child in Peterson Park.

this is a question for you and your access to info. I am wondering what inventory movement is like in old edgebrook? It seems like i dont remember this many listings here and from a brief talk with my auntie a while back she said that homes would never pop up for sale there.
but my data comes from word of mouth and my short time following activity there. actual data would be nice to know.
i dont know if your able to drill down to this specific, or to do so is labor intensive. or if you can point my in the right direction i will owe you a beer or a internet high five at minimum.

flooding is only holes 1-3 and 16-18 on the golf course. IIRC the ground is banked that way and the surrounding trees/ground hold the water very well.

there is a path that is lit and it drops off on devon/caldwell but to get to the school shorter to walk to central and hand a louie.

I was thinking more along lines of v nice but not luxury finishes, maybe changing a wall or two if it made sense and not prohibitive, and kinda doing everything that needs doing, which I know is vague.

Can’t you get most of the way there just by looking at redfin and showing all past sales? You won’t get the delisted w/o sale places, but you’d get a good chunk of what you’re after. It’s such a small area you can easily look at all that show up.

This neighborhood is amazing. Surrounded by forest preserve in the city.
Can’t believe jenny has won both threads today. Only sabrina’s lack of dedication (I was up at midnight trying to get a screen protector on my wife’s iphone) will prevent jenny from going after the rarely if ever(?) achieved trifecta.

Not sure how far back redfin, definitely 10 years, maybe 15 or more. Shows different sales of same home. And, c’mon, it’s free. Well, so is G’s data, except he might call you a name if you try to banter with him.

The woods used to be full of cruising closet cases…doing what closet cases do in the woods with each other …..or, uh really so I HEARD! Anyway, I always imagined that this hood was a magnate for guys like that, slipping out while the wife is occupied. Though maybe with Craigslist that has died down?

WOW, the market is a bit frothy in some areas. This is the $300 psf SPLIT LEVEL in Edgebrook with granite countertops. Its only on a 33×125 foot lot too. There’s something a bit crazy going on out there. I never though there would be anywhere in Chicago where a split level would sell in the $300’s.
