I’d be worried about the views if the hospital decided to rebuild at some point in the future. The building is pretty nice, average condition I’d say, gorgeous, elegant lobby.
My kind of building, and that apartment has lovely bones. HOA and taxes are reasonable, and no more than what you would expect.
However, I hope the eventual buyer will have better sense than to give the seller such a massive improvement over the 2006 price for this badly-improved unit. The bath with the wood floors and hideous Victorian tub on legs is a fright, and that kitchen is a little too farmhouse-y. Did anyone ever tell the owner that a tub on legs does not belong in a 20s-vintage highrise- a designer of that era would have been stone horrified to see such a thing in her building. Additionally, it looks as though a lot of exquisite woodwork was painted over. There’s nothing I hate like white paint slopped on beautiful old wood wainscoting….. except Victorian bath fixtures.
