  1. Looks like access to the back deck is thru the bedrooms

This is a really boing, low floor condo for $2MM.

  3. I don’t think they could have made the facade on the interior of the courtyard any uglier if they tried, and who wants your patio basically in your dining area, that looks like crap

This place is awful… low floor, ZERO light… I think they took photos on the one sunny day during the 30 minutes of sunshine you get between 1126 and 1156AM

and they completely brightened everything on the outside in the first picture… I used to ride my bike past this building all the time, surrounded by skyscrapers and a boring city street… it is sooo dark here on the north and east side of this building

That shower is a pretty big fail as well as the head is pointing towards the door… lol

  4. “who wants your patio basically in your dining area”

raises hand. I mean, where *should* it be?

BUT WTF is with the bedroom sharing a glass wall with that same patio?

“access to the back deck is thru the bedrooms”

Yep–two of the bedrooms appear to have access.

fly through video gives a good idea on the layout–the closets in every bedroom are really big. 4th bedroom is ‘borrowed light’ and set up as tv-den. Seems like a great ‘family’ home for couple with 2 adult kids living with them regularly.

  5. But you get to live down the street from Juanita Jordan and whoever bought Jonathan Brandmeier’s mansion. Maybe you can spot Vince Vaughn picking up a rent check from the townhouse he owns down the street or did he sell that? Or find Antoine Walker and ask about his experience getting tied up and robbed in his mansion down the street. A few other “famous” people also bought in over the years in that area but I forget in my old age..

  6. But it’s not near the Lake! Gotta be “near the lake”!!!! Thing is, people who spend $2 million aren’t going to be taking the 66 bus to the lake or riding a bicycle down Chicago Ave, crossing Michigan Ave, looking like a goofball.

Sonies is correct, that corner is dark and it will even be cold in the shade. The park nearby across from Erie Cafe is indeed one of the coolest urban parks in America, however. You’re on the river, see the buildings, the Ontario ramp, it’s cool If you have kids, the playground is great and the Erie cafe can sell you a martini on the rocks in a styrofoam cup so you can sip it watching your kids on the playground. There’s a decent dog park there.

Yeah- JW- this really does date you. Lol.

Most of these examples you gave were 10 to 20 years ago.

I never saw the allure of those mansions in this location. They had to hire special, private security after the Walker incident.

That robbery was in 2007, by the way. There’s been a lot more construction in that area since then.

  8. “But it’s not near the Lake! Gotta be “near the lake”!!!!”

Again, HH doesn’t live in Chicago and never has. Or if he did, it was 50 years ago.

Apparently, all the people paying $2 to $3 million for homes in West Town and $1 million for condos in the West Loop missed that memo about being near the lake. And, surprisingly, the River is the cooler place to live now.

Try to keep your comments to this century HH.

You prove my point that the lake is overrated, that real Chicagoans don’t really care. Access to the Kennedy is more important. PS Ukrainian Village houses are not $2 million+.

  13. “Access to the Kennedy is more important.”

Access to the Kennedy during rush hour means it takes 20 minutes to make your way down Randolph or Chicago just to get to the on-ramp, and another 4-5 minutes just to merge. The problem with downtown being in the middle of things is that it takes forever just to get through it.

Did he sell? He’s still living around Chicago somewhere, isn’t he? Wife from here, I thought?

  15. This one finally sold in Nov-22 for $1.61m. Woof.

$12k/month ($8k capital loss, $3k taxes, $1k HOA), before transaction costs, without considering the cost of capital.
