A Fan of Vintage Molding and Sunrooms? A 2-Bedroom at 4109 N. Greenview in Graceland West

4107 n greenview

This 2-bedroom top floor vintage unit at 4109 N. Greenview in the Graceland West neighborhood of Lakeview just came on the market.

The building was constructed in 1901 and has 6 units.

This unit still has many of its vintage features intact, including vintage wood moldings (unpainted!), a built-in hutch in the dining room and what looks like a second one in the kitchen (painted white there).

There are high ceilings and a west facing sunroom.

The fireplace is gas.

The kitchen has white cabinets, what looks like granite counter tops and white appliances.

This is a rare vintage unit that has modern amenities that buyers look for, including central air, washer/dryer in the unit and assigned outdoor parking.

From our prior chatter about this building, we know that it is a half a mile from the Irving Park Brown line stop.

It’s also walkable to Southport with its restaurants and stores.

Given the rental prices in this area, at $349,000, is this a deal?

Richard Anselmo at @Properties has the listing. See the pictures here.

  1. Beautiful street around there, you could do a lot worse. An updated kitchen and a second bath would be nice and are likely attainable for not much more money, but not many places have woodwork like this anymore.

However, being that close to Lake View High would give me second thoughts.

  2. “that close to Lake View High”

Better than it was even two years ago. Much lower proportion of out-of-boundary kids, but still a ways to go.

  3. Great street, nice place, the updating it needs shouldn’t be too costly. I really like this place, sun rooms are the best.

  4. It’s a nice place but unfortunately, this layout doesn’t work with what most buyers want today. Every room is closed off from the other. Doors to enter the dining room, door to enter the kitchen…sure there’s a small group that still prefers this, but I couldn’t imaging living this way anymore.

  5. I think the layout is just fine. Open concept is severely overrated.

  6. Agree with Sid. The “open concept” sucks. Disagree with adding a bathroom would be easy/reasonable. You’re ripping up your neighbors plaster ceiling.

Awesome place and 100X better than the usual CC schlock

  7. I would get rid of the dining room and use half of it as a second bath and the other half to open up the kitchen. I just couldn’t live with one bathroom in a house with more than one person. 11

  8. Sorry, I was not clear-I meant you could spend a little more money and get an updated kitchen and second bath elsewhere, not put them in here for cheap, which doesn’t seem real feasible.

Plenty of people love the vintage layouts. Who wants to see into people’s kitchens all the time? When will the “kitchen island” go away? It’s such a waste.

American kitchens are like 3 times bigger than most Europeans’. Why? It makes no sense. People are using Blue Apron to order in their meals! They’re not even cooking in them.

At least $50,000 to $100,000 more for an updated kitchen and a second bath- right? With all other same amenities including parking, central air, and washer/dryer in the unit.

Seems that if someone is approved for a mortgage up to $350,000 they can’t go to $400,000 or $450,000.

  11. A friend lived in the mirror image of this condo for several years. It’s a lovely building but the condo layout is funky, even by vintage standards. I don’t recall her having any issues with the high school.

Blue Apron sends you the ingredients in pre-portions. you still have to cook it up.

And the kitchen island isn’t a waste of space if it does double duty, say having a sink or dishwasher (or wine fridge) built in.
