    This is a poor interpretation of MCM. Outside of that, the quality appears to be decent.

  3. Not my style, but this is a nicely done reno with a LOT of space in a good location. I may be mistaken, but it appears there is no private outdoor space (no deck/balcony/patio?)

    Probably needs to be under $750K to sell.

  4. As KK pointed out, there is a reason all the curtains are closed. It just slaps you right off with a red flag.

    Not even 2000. Footprint appears to be 22×30, or 1980. With the stairs, will live smaller than an 1800sf simplex condo. But no wasted space (eg, long hallways) is nice.

    Whose the jag who had Google blur out part of the TH complex on streetview? Probably the association president, too.

    Don’t we get told all the time that MLS has rules about what is and is not a bedroom? That basement doesn’t even remotely qualify.

  9. True, but only 2 of the 5 bedrooms are in the basement. So three have *views, which ends up being equal to this places 3 bedrooms above grade.

    Either way paying 600k for the place I suggested or paying 775k for this place are both absurd. The question which is the lessor of the illogical?

  16. Nice unit but the price is outrageous considering the tightness of the space. Especially the kitchen and bedrooms.

    I like some of the design touches, but those curtains have to go. How ugly!

    I lived in a complex very much like this one when in high school, though our home was bigger than this (with an eat-in kitchen). They can be really nice places to live, but you have to deal with a lack of privacy. You’re at ground level in a very busy, noisy area and your neighbors can stare right into your windows from across the courtyard.

    Has a 1-car garage but NO outdoor space (I guess outdoor space isn’t the #1 priority anymore?)

  18. Anyone having trouble with their appraisals coming in too low?

    I’ve been hearing anecdotal stories of buyers having to walk away because of low appraisals.

    Unless you’re willing to bring more cash to the table, maybe it doesn’t help to win a bidding war in Chicago after all?

  19. I can’t even keep up with everything going under contract this spring.

    People are knocking on doors now, to see if owners want to sell.

    That hasn’t happened in Chicago in 15 years.

  20. Interesting regarding appraisals: we’ve had two units go under contract in my building (smallish, less than 20 units) in the past two weeks, both are cash offers, one is for full price. Both are fully renovated (one crap job though – will need lots of repairs to the work). Both are for significantly higher than the last highest sale – which decreased at it’s last sale 2.5 years ago. I’m predicting once sellers start selling prices will start to sag back down a bit.

  21. @FG – – are they truly cash offers or offers where the buyer is so desperate to be chosen they are putting all of their deposit on the line? Why anyone would do a cash offer at the top of a market with interest rates where they are is a head-scratcher…particularly since people nowadays think that owning and moving every four years is ok…even though financially it is beyond stupid.

    Units selling at full price, and for higher than the last sale, is a GOOD thing for you and your building FG.

    You should be throwing a party for these buyers.
