A Hidden 4-Bedroom Townhouse in the Heart of the Gold Coast: 1000 N. State
This 4-bedroom townhouse at 1000 N. State in the Gold Coast came on the market in June 2016.
It’s located at the prime corner of Oak and State but you might not have ever noticed this group of 15 townhouses because it’s built on top of the parking garage, several stories above the street.
Given that they were constructed in 1973, when this neighborhood was more dicey, building up off the street probably was seen as a selling point.
The complex has a center courtyard with a pool and basketball court (but no picture of this in the listing.) Is this included in this complex or the high rise building next door?
This is a large property, with 3800 square feet.
At 3 stories, it has a unique 40-foot center atrium with a massive skylight (see the pictures).
It also faces south, with the Ogden School directly across the street.
The master suite has a dressing room and a marble bath.
The kitchen, which is on the main level along with the living and dining rooms, has white cabinets and white counter tops along with Subzero and other stainless steel appliances.
The townhouse also has another unique feature, a 26×12 “attic.”
While the townhouse has central air, it has leased parking in the rental garage starting at $285 a month.
Originally listed in June 2016 for $1.475 million, it has been reduced $176,000 to $1.299 million.
Is this a deal to get 4-bedrooms and this much square footage at this price in this neighborhood?
Nick Kluding at Baird & Warner has the listing. See the pictures here.

Nice place, but I wonder why the assessments are so high? Perhaps because 15 families share the cost of a full time engineer? The assessments, taxes, and one parking space will be about $3,500 per month, which will buy a lot of SFH elsewhere.
I walk by these townhomes all the time, and have always wondered what they look like inside. I would say this is now priced about right/slightly below market at $1.2MM. The bathroom needs some minor updating. But otherwise, this is move-in ready. The $1,700 HOA is high, but I suppose that’s counter-balanced against the higher prices and taxes that real single family homes in the area have.
very interesting property, leased parking in a townhouse sucks though and 300 a month for each space and its not included in the assessments? terrible
Assessments are a bit high for this price as well as no parking, this will be a hard sell.
Looks like a nice place. Good to be near all the action but a bit removed from it. Clearly the story of the pool and common area need to be told. If they pan out this seems like good value for the $
what city do you people live in where this would be a high assessment? this is less than 50 cents per sqft. this is the definition of a low assessment.
A place like this really needs a floor plan. I don’t understand how this is all situated. Great for a family except Ogden is going downhill, lost its ranking, best to move to other districts.
the area is still dicey ESPECIALLY after 6 pm
I looked for a description of these “skyhomes”, since I recall seeing before. I found an old Tribune article from when the building opened–in early 1970’s: http://archives.chicagotribune.com/1973/01/20/page/116/article/newberry-plaza-apartments-make-debut It describes these as being “some of the most unusual townhouses ever built” reached by private elevator and that the townhouse would share an “avenue in the air”, but also sharing the 4th floor deck with the pool, sundeck & garden & healthclub (all shared with the highrise units).
Regarding the assessments, they are high compared to most townhouses, but you are sharing the building amenities, private elevator and other maintenance. Depending on your perspective, it could be the best of both worlds (home-like feel but with the security of highrise);
“Ogden is going downhill, lost its ranking, best to move to other districts”
What’s your interest in running the school down? Do not grok.
I’m not running the school down, the principal is.
“I’m not running the school down”
You comment on the problems at Ogden more than Trump comments on shootings in Chicago.
Tfo, are you kind of in love with me? Just a lil bit? It seems weird that you pay such close attention to my posts. Schools are commented on all the time. Why are you always chasing me, commenting on me commenting on Ogden?
I’d be curious to hear examples of what, specifically, the Ogden principal has been doing to send the school down the tubes.
“It seems weird that you pay such close attention to my posts.”
Slagging Ogden is your defining characteristic on CC.
Not noticing that is like not noticing how anonny feels about microhoods, or how tehHof feels about jews, gays and brown people.
or how Jenny feels about bathrooms!
I believe the high assessments are because they are part of the high rise’s HOA, and get the benefits from that (engineer, security, pool, etc?) So really, how does that HOA compare to a 3800 square foot penthouse unit in that area?
Too bad this was WAY out of my and my wife’s budget. We ended up with a West Bucktown townhouse, but miss certain amenities of high rise living from our Lincoln Park days… this would’ve provided everything we’d have wanted from both styles of house (especially with large “attic in lieu of private 2-car garage for storage)
I can’t believe you know or care about me, anonymous, tehHof and our posts. But, it takes all kinds. I don’t know, care, or remotely remember what anybody thinks about anything. Of course, I have a life. Consider getting one and then anonymous posters, and what they think about Ogden school, won’t matter to you.
“I don’t know, care, or remotely remember what anybody thinks about anything.”
Then why do you bother reading anything here, let alone commenting? Sad!
Why do I bother reading cribchatter? Because I am in the real estate business and it’s a fun, quick snapshot of a new property. Some posters make good observations but I don’t remember who they are. I make good observations too. One can agree with that, or disagree. I don’t care but again, why do you care so much? Just move on doll face, leave me be. Maybe there is a mechanism to block my posts if you are so traumatized. Look into that.
“why do you care so much?”
Why do YOU care so much?
I asked a question about something you have posted multiple times, and then you seemed surprised that someone remembered that you’d posted it multiple times, and started hurling accusations at me.
I’m supposed to pretend to have a poor memory to protect your feelings??
You aren’t hurting my feelings. I just find it strange that you care and remember me. I guess we are just different. Good luck with all that and congrats on your great memory.
If you put 20% down on this place, after taxes, insurance, assessments, P&I, and ONE leased parking spot you are at $8,000 a month to live here. That doesn’t seem worth it to me but to each his own. It looks like it needs some updating too and I would want to see a year’s worth of average utility bills. I bet gas & electric is another $500 / mo minimum for that space.
Gf’n posted “.. I make good observations too. ..” & “..I am in the real estate business…”
While gf posts are often memorable I don’t remember gf’s “good observations”. Imo gf’s most memorable for posting defamatory lies re Ogden’s principal; whining 30 W Oak should provide him a parking spot whilst he picks up from Ogden & claiming 42 E Schiller is “on a bad block with no hope of improvement”.
Oh yeah someone actually in the real estate business disagrees w/ gf’s take & paid $200K over ask for 42 E Schiller but hey what do they know
Another GF stalker on the loose. Why don’t you and the other guy form a club? You obviously have no idea what the word “defamatory” means. When you didn’t take your medication, you must have read that I want 30 W. Oak to give me parking. Re 42 e. Schiller, I can’t take responsibility if someone like you pays over $200k for a foreclosure. People are stupid, what can I say? Let them live across from 1360 N. lsd for a while. It’s total ghetto over there. It will be for sale again soon. Hopefully before they foreclose.
Stop posting inane bs and there’ll be no responses. Definition of “defamatory” is when you posted re Ogden’s principal “..cray cray. Ex military, probably dishonorably discharged..”. Principal received USAF’s Good Conduct Medal so imo he’s got grounds for slander suit against you.
I didn’t imagine your self-entitled whining. You posted “..30 W Oak owners are haters of kids..” b/c bldg thwarts you from parking illegally blocking front of 30 W Oak while you pick up kids from Ogden. I know its so unfair for you to have to pay 50 cents to park but there’s no shortage of nearby spots on Oak, Dearborn, Walton, Clark and Delaware.
Your reading comp. sucks – 42 E Schiller sold for $1.4 mil ($200k above ask) not for $200k. Decent deal imo. B/c based on nearby comps no one but you believes Schiller just off the lake is “total ghetto over there”.
Southbound has a little bee in his bonnet. Look at him go. Poor guy doesn’t understand that statements that are true are not defamatory.
Poor guy doesn’t understand that the problem 30 W. Oak has caused and the police asked them to stop with their shenanigans. They can’t block the street and cause traffic issues because they don’t like people parked in front of their building.
Many people think Schiller across from 1360 n. LSD is ghetto. The only thing worse than 1360 lsd is 1400 lsd, which is also on the corner of Schiller and lsd. Old, decrepit high rises with lots of turnover, lots of dog crap all over, garbage trucks constantly, people sitting back by the garbage smoking. Maybe you live under the north Ave viaduct so Schiller looks appealing to you. For me, not so much.
“B/c based on nearby comps no one but you believes Schiller just off the lake is “total ghetto over there”.”
There’s a lot of snobbery about the Gold Coast, in general. People who live there have their own block to block, building on building opinions.
It’s rather amusing.
But that’s why younger people, especially Millennials, tend to shun the Gold Coast. They don’t care about those kind of attitudes. They want a property that is nice near decent restaurants, shopping and transportation- and a view is a bonus.
Who will all those Baby Boomers sell to when they want to move to Florida?
Sabrina, I wasn’t aware of block to block snobbery in the Gold Coast. Interesting. But I’ll agree with you that the Millenials shun the Gold Coast because they can’t walk three feet in every direction for a bar or restaurant. Also, millenials call the Gold Coast the Old Coast, not for the people inasmuch the buildings are old. 1350/60 lsd is the only rental and it’s in bad shape. Even if you want to buy a condo, you have 1960-1980’s wiring, plumbing, etc. Millenials want to rent glass buildings, big gyms, big bathrooms, free wi fi, etc. the Sinclair will certainly change the landscape of the GC.
Sabrina – Younger people shun the gold coast because its all old people and divorcees with too much plastic surgery and its a soulless neighborhood with retardedly expensive restaurants only for the most part.
Younger people love cheap drinks and other young people
the old people leaving for florida (which they probably already have this is their summer home) will sell to other people getting old…
My problem is a fixation w/ facts vs lies (I’ve got issues w/dt too).
What’s true re gf’n posting ““..cray cray. Ex military, probably dishonorably discharged..”. when in fact Ogden’s principal received USAF’s Good Conduct Medal? Imo gf posted a lie aka an actionable slander.
re gf’s whining lies 30 W Oak owners – it’s self entitled gf/ Ogden parents who’d block Oak if not thwarted by 30 W Oak owners. gf needs someone who comprehends written words to explain city’s posted ‘no parking’ signs in front of 30 W Oak. Stop whining & just pay 50 cents to park legally elsewhere assh-t
gf posted “1350/60 lsd is the only rental in GC…”.?. Another f’n lie. Is gf’s claim he’s in RE business also a lie? Maybe gf specializes in property on Mars or in Grayslake? More likely gf absolutely understands GC’s block to block snobbery & lives in a GC bldg like the 4+1 @ 1419 N State but needs to make his sorry azz feel better by looking down on someone else. But claiming E Schiller is ghetto is ‘cray cray’ as evidenced by how actual participants in RE mkt value & pay for properties on E Schiller. 4th prop west of 42 E Schiller is c/p asking $4.4 mil & 3rd prop west of 42 E Schiller is available @ $4 mil. So I guess gf’s not lying if $4 mil +/- is what homes in ghettos normally sell for.
Look at Southbound go again. Calm down. Take a breath. Your mom is upstairs in the kitchen, yell up to her to make you a cuppa. Whatever gets you through the day my little stalker. Your posts are so crazy ? and go on and on. Nobody reads them. Nobody cares what you think about me. Except you.
Gone Fishing is trolling Southbound…… LOL
“the old people leaving for florida (which they probably already have this is their summer home) will sell to other people getting old…”
Who’s that?
GenX is suddenly going to be buying up the Gold Coast? Oldest Gen X is in their 50s now.
I don’t see it happening yet.
Only “younger” people are in some of the new buildings because they have kids and want to be near Ogden.
“Millenials want to rent glass buildings, big gyms, big bathrooms, free wi fi, etc. the Sinclair will certainly change the landscape of the GC.”
The oldest “millennial” is about 34 years old now. So they all don’t want to rent.
Yes, the Sinclair will be a nice newer rental in the Gold Coast, which desperately needs it. But what happens when the Millennials want to buy?
By the way- Gen Z (as they are being called) are about 18 to 20 years old now so they will soon be the renters in many of these buildings.
After Gen Z, do we start again at Gen A? How does that work? Ogden has been downgraded in the CPS rankings and has empty classrooms. Maybe parents want to be “near” Ogden but not actually attending it.
