    6 years of ownership + kitchen remodel = selling price – realator fees

    Since the Market is HAWT ™ + everyone wants new + everyone wants to live in the city it’s mathematically impossible that this property hasn’t sold. It’s even broker owned, who else other than Sabrina has their finger on the pulse of Chicago Real Estate?

  4. I have a hard time seeing that this place is 1100+ square feet. Rooms are cramped. ~$400K feels right with all the updates. Nice place but selling in today’s River North condo market good luck.

  5. Am I the only one that thinks the kitchen cabinets and the island don’t go together? Also, seriously a mediocre kitchen redo so why are there a bajillion pictures of it? LOL I am not paying this much for a micro hood. I also found the stall shower a touch “developer special” no?

  6. @JohnnyU, it appears there is room to negotiate. Seller may be the listing agent. If that is true you can adjust your equation a little hahahahaha.

    3-direction views, and none of them on the el side (yeah, Ohio ramp, but I’d take the trade). And that’s what a “highly upgraded” shower door looks like.

    Buyers are afraid of heights? Are enamored with CAPS?

    Nice find and a much nicer place + den.

    Gonna have to revise my math a bit as they are losing $40k at a minimum from buying in ‘15
