A Loft Lover’s Dream For Under $400K in Logan Square? 2650 W. Belden
This 2-bedroom loft in the Brauhaus Lofts at 2650 W. Belden in Logan Square came on the market in mid-August 2017.
The building was constructed in 1920 and has 48 units.
At 1700 square feet, it has the features that loft lovers dream about including 15 foot ceilings with timber beams and exposed brick along with 2 rows of 10 foot industrial windows.
When you see a loft in a movie, this is the type of loft the characters usually live in.
The kitchen has new high end stainless steel appliances, granite counter tops an eat-in island and white cabinets.
The listing says there’s a new vanity in the bath with Grohe and Kohler fixtures.
One of the 2 bedrooms is enclosed.
The loft has a wood burning fireplace.
It also has the other features buyers look for including central air, washer/dryer in the unit and there’s a parking spot (unclear if it’s indoor or outdoor.)
Originally listed for $399,900, it has been reduced $10,000.
Is this a deal for the square footage in one of Chicago’s hottest restaurant neighborhoods?
Douglas Misko at Find It Re has the listing. See the pictures here.

So far west with only one bathroom…
I’ve been very interested in this building. I almost considered touring unit 210, which reminded me a lot of my artist-loft living phase of my twenties (went contingent before I could see it). This particular unit is one of the more lackluster ones I’ve seen come up for sale or rent in this building. I’d sacrifice 200 sq/ft to have a second full bathroom. I could care less about how far west it is though, I just like that it’s a short walk to the blue line. Milwaukee ave seems like it will continue to be the vein of northern gentrification.
“So far west”
from where? the lake? not everyone cares about being walking distance to the lake. this is a 5 minute walk to so many decent places. people that are going to live here want to be close to the nightlife that is hot right now in LS.
“2” bedrooms…. yeah not sure that area with the red carpet is really a bedroom, or that other lofted area, or even the friggin room with the glass and wood doors
This place’s layout is totally stupid and probably why they have had to reduce the price
I don’t mind it. Lofts (IMO at least) are supposed to be funky in one way or another, and this could really suit someone who can give it back its personality. The “distance from lake” troll is tired. People don’t choose Logan because they can’t afford Lincoln Park West. Yes I know it’s hard to believe. Bel Air isn’t on the ocean either, poor souls. But, my pet peeve…. Upgraded fans? I’d pay them to take them away.
This has the feel of a timber loft but probably doesn’t have the typical noise issues because of the drywall ceiling. And agree that just because a building isn’t walking distance to the lake doesn’t make it “too far west.” Neighborhoods evolve and that’s part of what makes city living interesting.

There are many neighborhoods in Chicago I wouldn’t consider living in. That doesn’t mean they’re not interesting to chatter about. If we only discussed lake front residences in Lincoln Park this site would get boring fast.

It’s just such a long drive to the loop. Although, at least it has easy expressway access. For the most part, I actually like Logan Square. This place just seem pricey given the neighborhood and that there’s only one bathroom.
No way in hell would I live over there, this area is sketchy and third or fourth tier to me personally. The rest of you, except Jenny, have at it.

Why wouldn’t you take the blue line from here?
Off topic but I rec nearby Mi Tocaya Antojeria, a recent addition to LS restaurant scene that Conde’ Nast & Bon Appetit have both praised. Great vibe, great drinks & vg food @ popular prices.
“Why wouldn’t you take the blue line from here?”
Blue Line is powered by captive tortoises. Jenny objects to tortoise abuse.

haha… I can’t handle public transportation. I’m not a “people person.”

or the milwaukee bus. my wife takes the bus, albeit a little further south in bucktown, but it’s very convenient.
still doesn’t solve jenny’s people problems.
If I take a drafting compass and swing an arc from Logan Square to the Lake (the center of which shall be the loop), the Lakefront end of the semicircle puts me somewhere in the vicinity between Belmont and Addison. God, that commute distance must be positively unbearable.
Looks like this place just closed about a week ago at $344,500. They dropped the list price by $10k a week in September, with a final list price of $354,900
I’m glad there’s a post about Logan Square here. There’s been a ton of teardown and new SFH construction near me. Across the street, old ladies house and adjoining lot were sold. I now have two new brick SFHs across the street, each sold at over $1,000,000. The 2400 block of Artesian has had half a dozen new buildings go up. I’m gobsmacked when I see the new construction, and the prices people are paying for it in the north east quadrant of Logan Square… This area is red-hot…
(~Western to Sacramento, Milwaukee to Diversey)

Thanks for the update logansquarean. I’ll have to do more Logan Square posts. I agree that a lot is going on in that neighborhood.
