A Loft With A Wrap Around Terrace and City Views: 900 N. Kingsbury in River North

900 n kingsbury #1

This 2-bedroom in the Domain Lofts at 900 N. Kingsbury in River North came on the market in January 2016. (I think this is a picture of the office part of the building- which houses Groupon and other businesses).

It’s a top floor loft with exposed concrete beams and columns along with exposed ductwork.

The ceilings look like they’re finished with drywall, however.

There is a 1400 square foot wrap-around terrace that is accessible from all rooms which has views of the entire city skyline.

The bedrooms are both massive in size with the master suite having its own sitting area.

The kitchen appears to have maple cabinets, granite counter tops and stainless steel appliances.

There’s central air, washer/dryer in the unit and 2 garage parking spaces are available for $30,000 each.

What’s keeping this from selling in this hot market?

Susan Miner at Premier Relocation has the listing. See the pictures here.

  1. This isn’t selling because it’s too much. I don’t understand the price, the assessments, or the taxes. Seems outrageous. I don’t understand wood cabinets in a steel type loft. Brilliant move by the photog to show an empty balcony with snow though. Good reminder that Chicago wrap around decks are stark and empty for several months a year.

  2. Agreed, for the size and location this price is just wack.

  3. Great outdoor space with the finishes of a $500K condo and a neighborhood that could still be defined as transitional (even when the transition is complete, you’re still a long walk from shopping or the loop). I don’t see how this unit is priced anywhere near this level.

  4. This is a mixed income building, clearly effected by all the shootings inside and living near poor black people and such, right?

This place is a long walk from shopping? I have walked to Michigan Ave from here in about 15 minutes or less. Who shops in stores anymore anyway, and this is like a 8 minute walk to the chicago brown line stop which will take you most places in the city

Its like some of you guys are still living in the early 2000’s… I suggest you check out this neighborhood sometime soon

It’s a little over a mile to Michigan avenue. If you walk a mile in Chicago summers or winters in 15 minutes or less id be impressed. šŸ™‚

My gym is attached to this building and this particular block is *okay* but some seriously ghetto people hang out at the “church” or whatever is around the corner. There’s a flashing blue light there. Mixed income housing in some of the townhouses and nearby park side has had a lot of issues. I rented here for a year by the way. Location is convenient for getting to highway and to Lincoln park, bucktown, downtown. But the location itself is less than desirable and very much in transition. Price is totally whack and finishes are god awful.

  7. It needs a refreshed kitchen and bathrooms. If all were updated, this price would make sense.

Typical CC walking speed? 1/2 of a mile takes about 20 minutes.

Miu was the only exception, now Sonies, too.

  9. I have a good friend who bought in this building a few years ago and he enjoys it very much. The board is run very well and there are good cash reserves to cover unexpected issues. The assessments are a bit high overall but include virtually everything except electricity. While still considered “ghetto” by the fragile, Cribchatter elite, actual real-life experience in the area confirms otherwise. The area has improved tremendously over the last few years; New City is within walking distance, and they might add even more commercial/shopping space where the northern section of the tribune building is if Alderman Burnett approves it. They also recently re-did the rooftop party room.

There are a few CHA units in this building that have caused some occasional problems. Basically the low-income residents are generally older, very nice, and quiet. Issues come up when their kids/grandkids come in the building and bring their friends/girlfriends. There was a specific issue, (I believe on the 10th floor – where this unit is located), where a low-income occupant allowed his son and his girlfriend to stay with them. The couple got into a huge fight and as the crazy girlfriend left the building, she took a key and scraped it on one entire side of the 10th floor hallway, leaving huge gash marks on everyone’s door in the process. CHA wouldn’t pay for any of it, of course, and the board settled on fining the unit a measly $200 which I’m not sure has even been paid by the resident. I don’t blame developers at all for forking over the cash to CHA to avoid allocating affordable housing units; it’s just not worth dealing with the problems and expenses those residents introduce.

  10. There are higher priced units in the building, but this looks over priced compared to what you get in these units:

  11. This isn’t very far from Michigan Avenue (RIP Eddie Bauer) if you ride a hoverboard. I assume if you can afford a 1.4 million dollar place, you can also afford a hoverboard.
