A Mediterranean-Style SFH with a Red Clay Tile Roof for $849,000: 2530 W. Morse in Indian Boundary Park

This Mediterranean-style brick bungalow with a red clay tile roof at 2530 W. Morse in the Indian Boundary Park neighborhood in West Ridge Manor came on the market in June 2025.

I don’t have a picture of this house but I wanted to crib about it anyway.

Built in 1924, it’s on a larger than normal Chicago lot measuring 37×124 and has a 2 car garage.

The listing says it has been “thoughtfully rehabbed and updated.”

There was a full dormer addition in 2017 which added 2 new full baths to the 2 that were already in the house for a total of 4 full bathrooms.

There are refinished hardwoods on the main level.

The kitchen has been “fully renovated” with gray (light blue?) 42-inch cabinets, quartz countertops, stainless steel appliances and an island that seats 3.

The kitchen is open to a family room/den which has a fireplace.

There is a decorative fireplace in the living room and a separate dining room.

2 of the bedrooms are on the second floor, one is on the main floor and 2 are in the lower level.

There’s also a recreation room in the lower level, with hardwood floors, along with an exercise room.

The laundry is on the second floor with a brand new washer/dryer.

There are all new windows and doors with lifetime warranties.

Other upgrades include:

  • Central Air (2017)
  • Steam humidifier (2017)
  • New boiler (2017)
  • New basement staircase (2017)
  • New roof (2017)
  • Lower level recreation room (2017)
  • New back deck (2017)
  • Professional turfed yard (2023)
  • Paver patio (2023)

The listing calls the house a “lush, serene outdoor retreat.”

The garage is “newer” with a reinforced roof deck with a pergola.

This house is just a few blocks from the popular Indian Boundary Park and a few blocks from Western Avenue and its buses and some restaurants like McDonald’s and KFC. Warren Park is also nearby.

Listed at $849,000 after the renovation that is $424,000 higher than the 2016 sales price of $425,000.

Will this renovation pay off?

Keith Claunch at Coldwell Banker has the listing. See the pictures here (sorry, no floor plan).

  1. Transit is a little tricky here…you are pretty much taking the bus and making a connection The 96 to the red line to the loop is a solid hour if you make your connections perfectly. I know folks who live in the Western burbs with shorter commutes than that…but this seems really nice. I like the proximity to the sculpture garden path.

  2. This one is enough more that it’s not really direct competition, but I like it quite a bit:

This one would really benefit from a floorplan, or a showing. Pix aren’t hitting me as being in a logical order–but if they are, that might make less sense.

I think you’re probably driving your car from here. Not all parts of Chicago are transit friendly.
