This 2-bedroom townhouse at 78 W. Schiller in the Gold Coast came on the market in January 2022.

Built in 1968, this complex, which I have seen called Schiller Plaza, is part of Sandburg Village and has 20 townhouses. (The picture above is of the general complex and not this particular townhouse)

It is surrounded by a fence and lush landscaping.

Parking is in the heated garage at the Lowell House, apparently.

This end-unit townhouse has been “rehabbed throughout” and has its own separate entrance.

It has wide plank wood floors on the main level along with the living/dining room, the kitchen and a full bath.

The kitchen has been “highly upgraded” and has white and gray cabinets, granite counter tops and stainless steel appliances along with a “brand new” oversized island, with seating for 3, with what looks like a waterfall edge.

The main floor leads to a 32×18 private, full enclosed landscaped patio.

The townhouse has a 2-story exposed brick wall that leads to the second floor which has both bedrooms, a lofted space and another full bathroom.

The second floor has cathedral ceilings and skylights along with the washer/dryer.

The primary bedroom is en suite.

It has the features buyers look for including central air and you can rent 2 spaces in the heated garage for $140 a month, each.

For an additional fee, you can access the Sandburg Village pool and tennis courts.

In the past, we have chattered on these townhouses but they only have had 1.5 baths.

This one has 2 full baths.

Listed at $689,000, is this a condo alternative for someone who wants a lot of outdoor space?

  1. I’m impressed with the interior. Much nicer than the townhomes of Sandburg Village, a few of which I’ve been inside. Someone’s taken good care of this place, and it has a bunch of mid-century details that make it stand out (the skylight being one).

    What I can’t figure out is why there are only two bedrooms. I guess it’s OK for a family with one kid or a couple with no kids, but these complexes have traditionally been places for people with families. Lack of a basement is another surprise – the townhomes in Sandburg have basements.

    No master bath, either, which I guess is OK if your a single person or a couple living here. But do many single people or couples look for places like this in the Gold Coast? Maybe I’m wrong, but I’d guess they’d get a condo.

    So the fact is, this is a very nice unit looking for the unicorn buyer.

  3. Is the TV over the bedroom door a CC first? Seems like it.

    Also the beds facing each other across french doors is a … lifestyle choice, for sure.

    Seems like a pretty workable space for a couple who both work from home often, as you have two spaces to make office spaces.

  4. I really like it. Bedroom door situation seems fixable. TV over the bedroom door is bonkers. Room for a hot tub on the patio. I’m shopping for one so the dreaded CC adds are currently reminding me of that fact. $649k?

  6. I’ve seen other units over there where the upstairs was opened to one large bedroom. With this place you have some flexibility as to the type of space you want. Kinda interesting. Parking/HOA is low for G.C. based on other listings.

    ugly interior and exterior – yes

    I think I’ve actually been in this unit before it was renovated a loooong time ago, playing beer pong on the patio at a huge party during the art fair… good times

    I’m trying to decide between going that route (premium) vs something like half the price (off Wayfair). Getting lots of concrete/stone work done (preceded by some spendy but overdue tree removals) at the same time. Probably shouldn’t have picked the same year we’re doing orthodontia for two, but we got rid of the pandemic above ground pool we’ve had the past couple summers and need to put something in the circle. Our neighbors must be so relieved to see the single biggest source of neighborhood kid noise gone (little do they know that they’ve dodged an even worse bullet – was considering a 16’ mini ramp before we opted for the tub). But I know I’ll kick myself if we get something cheap and it breaks down in a year.

    The December deed wasn’t a market sale, and appears to have been related to estate planning.

  11. Surprised at the seemingly reasonable parking fee and HOA fee for the Gold Coast. Like the island. Not what you’d expect from Sandburg for sure. I’d consider a hot tub too. Location is prime.

    The ramps are off of Schiller, and the parking is underground.

    I don’t know Sandberg well enough to know how pedestrian access to the garage works–is it all through the Lowell House tower? Or is there (non-emergency) access further north, too?

    This unit is on Clark, about a 150′ walk from the north side of Lowell House, so that’s the approximate worst it could be (aside from perhaps a long walk from your actual parking space to the elevator/stairs)

  15. Based on what I’ve seen, there is a stairwell right behind this unit that accesses the garage.
