A Million Dollar Price Tag for a Million Dollar Unit: 270 E. Pearson
There are some condo units that are listed for a million dollars that you just know aren’t luxury units. And then there are others that when the listing says, “upgraded”- well, it looks it.
A unit recently came on the market at The Belvedere, the popular mid-rise building at 270 E. Pearson in the Gold Coast/Streeterville neighborhood, that says it was completely upgraded.
The listing states:

The unit has no “view” but all the view is on the inside. No hardwood floors here. Everything is top of the line. It doesn’t hurt that the furniture matches the rest of the upgrades. Not a speck of clutter.
Is this really good staging, or does someone actually live here?

I chattered about a one bedroom in this building a few months ago. It’s been on the market for months.
Unit #302: 1 bedroom, 1.5 bath, 1100 square feet
- Sold in June 2004 for $525,000
- Listed in December 2007 for $749,700 plus $50k for parking
- Reduced and now listed at $719,000 plus $50k for parking
- Rubloff now has the listing (Baird and Warner had it last December)
You are incorrect regarding the view Sabrina. The unit has a very nice view of the Park right, MCA, and there is the lake to the east.

luckily we options with colors taht we choose because this kitchen doesn’t scream “hip” to me. for my parents, it would be fine…or perhaps the local hospital….

This place is great but WHY the ceiling fans in the bedrooms? Is this a Midwestern thing? I cannot tell you how many condos in this price range have ceiling fans in the bedrooms in Chicago. Why? All of these buildings have windows and air conditioning, and I am still trying to figure out the whole Chicago fan fascination as I never saw this in better condos in California.
I don’t get the ceiling fans, either.
However, in every other respect, these really are spectacular apartments. They meet the definition of “luxury” in every respect.
IS $1MM really excessive for these? The rooms are very large and the architecture is beautiful.
But, then, $500+ per square foot might be pushing it anywhere in Chicago right now.

Agree with Laura. Super boutique building on a park in the heart of the city and 1 building off the lake. It does demand a premium price.

re: Ceiling fans,
In this context, it is a bit mystifying.
However, they are very common in Chicago (especially historically over the past 50+ years) because of our summers…pretty hot and humid with stagnant air, but much more pleasant with a breeze. Most days during summer, the breeze of a ceiling fan may be enough to allow you to keep the A/C off. But I don’t think someone in a million dollar Streeterville condo would be so concerned about their energy bill, so I’m not sure what they’re doing here unless it’s just what made the owner comfortable.
