Most people who live in the Southport neighborhood of Lakeview have driven or walked by this house at 3804 N. Janssen at one time or another.
The 7300 square foot, 6 bedroom home is new construction built with a masonry and limestone exterior on a corner lot measuring 34×125.
Originally listed in September 2009, it has since been reduced by $300,000.
There are no pictures of the interior with the listing, but it says there is a custom staircase and a chef’s kitchen with the usual Subzero and Wolf and other luxury appliances.
The listing also mentions snowmelting capabilities.
4 of the 6 bedrooms are on the second level, 1 is on the third level and 1 is in the lower level.
What is the market for this type of house in this neighborhood?

Check out the last picture. Did they isntall a built in espresso maker in the bathroom? That’s weird.
The house is amazing, but no way I would pay this kind of money to live in this neighborhood. It’s a nice neighborhood, but it’s not $3.6m house nice.

I like this house much better than the Cleveland one. Minus the Miele coffee machine in the master bath- That’s very MTV Cribs-esque
I’ve noticed a mini trend of installing an espresso machine in Master Suites emerging lately, but have not noticed any of them placed directly in the bathroom directly.
While it is a bit freaky, it could be overlooked as it sort of blends into the whole of the overall plan. Besides, it could be removed and used as a storage space. The smell of coffee combined with the showering, shaving and grooming smells would not be a good combo.
Does featuring all of these $1 mil + listings in Chicago indicate a return to investing in upper level homes? Rebound time?

Not a single pic of a bedroom–the room dimensions make it look like they are all on the small side for a 7300 SF house (tho not objectively small for Chicago bedrooms).
This one has a “partial” 2009 tax assessment, so anyone buying this should be extra careful.
Somehow, the assessed value of the land dropped over 50% from vacant lot to partially built house. Seems weird.

I am surprised nobody is talking about how bland the structure looks. It looks like a CPS school for 3mil+ i would feel said when my personal driver dove me up to this place each day.

Your driver would probably get confused on occasion and drop you across the street at Blaine.
On that note, traffic here during the school year sux–soooo many Blaine parents drive their kids to school–and also sux 81+ days during the summer due to Cubs traffic. Maybe Ted Lilly will upgrade to this house if he has a good year and the Cubs re-up him.

Treasure Island across the street, but there appears to be a real lack of anything else (gyms, starbucks, etc.). Southport is still a bit East from here. Is crime an issue here? What’s the typical demographic?

I think you’ve misidentified where Janssen is. It is the street directly west of Southport. This house is across the street from Blaine School and not especially near a TI.

I get the vibe your not from chicago? I will try and give you a vibe of it the best i can……its a Safe white yuppie urban area (you can read deep into that) you will get a lot of spill over crime from cubs games (read drunk idiots). You have good amenities in walking distance and boutique shops popping up south of it. as for gyms there are many in the area (some will have a large gay population if that bothers you).
you also get spill over from the music venues and bars on clark avenue. so even no cubs games its a dense area.
you will have no lack of eateries ranging from a hotdog stand to $100 a plate places, no lack OF BARS, no real lack of shopping but a HUGE lack of parking.
I stand corrected-this is really close to southport. I was mixing this up with another massive mansion a few blacks west.

Tango Sur is highly recommended. Make reservations though or go on a weeknight. Sometimes the service is slow and it’s pretty dark in there, but I go with my fiancee or with friends from out of town so we are usually there to hang out and talk and drink wine anyway. They have a waiting room in the back where you can drink while you wait (it’s BYOB). The bife vesuvio is great, and the filet is actually two filets.

$2mm, on Bradley/Wolcott, right? It’s not nearly as large (nor quite as OTT, I think), and is in Bell rather than Blaine. The location itself is a personal pref thing, but I’d prefer the Bradley location.

Dude, without some reasonable starting point, I could get lucky and find it in an hour or spend the next week slogging thru *every* post for 8 months of 2009. Many of which I have no interest in re-living.

While I may have said that I would offer one of my listings for you all to bash the $hit out of, I don’t recall doing so! My mistake!
As I said before, as of 1/1/10 I have no longer have any of my properties on the market. Since they did not sell at the reduced prices I had them listed at, I cancelled the listings and rented them out instead. Obviously the quality of the renovations we performed were very well executed as I had no problems renting them out for the inflated prices I asked for them.
While new home buyers are getting more savvy and demanding the absolute lowest price, renters still will pay what you ask of them without any hesitation.
Just for you though, when I decide the time is right to relist them I will forward all of them to Sabrina for posting consideration.
And I know you miss me so much that going back and rereading all of my words of wisdom will fill your day with joy!

glad to see the interior since i walk past this house everyday and am always underwhelmed by the exterior. Those interior finishes are perfection. A Cub is prime owner for this, but probably will go just over 3. but dempster and lilly already have mcmansions in the hood

Gosh there are some angry people on here 🙂 Take a look honey, you’ll find them if you try real hard.
It’s a great home for someone who has the money but i agree, it’s the wrong place for a home at this price point. all of the places for sale in the southport area tend to be overpriced still, even with the current market conditions. I would never want a home at this price point knowing that there are still tons of rentals in the area and like others have said spillover from bars, cubs etc.

This neighborhood may once have been the “wrong area for this type of home” but I wonder if it is now.
Looks to me like the Southport area, like Lincoln Park, has become a much different neighborhood over the past 15 years, and is becoming an upper-bracket area, given the sheer number of expensive houses being built there.
It’ll be interesting to see what this house sells for. I like the place.

Maybe. But for now, per Redfin, there are 6 $3mm+ listings in Lakeview and 33 in Lincoln Park. The LV listings are generally on larger lots, too. I don’t think the critical mass is there yet.

OMG.
This house has a lot of decorating possibilities, and I like the exterior, which has a lot of interest due to all the setbacks.
A great house for a big family.
However, I like the LP mansion on Cleveland way better for the same amount of money, let alone much less money.
Moot for me either way- I can’t afford either one. But at least we got SOME good buildings out of the Great Rampage of the 2000s. God knows we got stuck with enough really horrible construction, along with the financial damage it did us all, whether we participated or not.
By the way, Sabrina, do you have anything on the massive $40M mansion build on Howe St, which I believe was built by Perillo and is on the market now, from what I’ve heard. It’s fun to view some REAL EXCESS once in a while.
