1318-n-sandburg

This 3-bedroom townhouse in the Sandburg Village at 1318 N. Sandburg in the Gold Coast came on the market in July 2016.

Built in 1965, there are several groupings of townhouses within the Sandburg Village which also includes high rises and studio homes.

This townhouse has east, west and south exposures.

It has some unique features including a private 400 square foot enclosed patio that leads to a fully enclosed grass courtyard that is shared by just 12 units.

The kitchen has white cabinets, stainless steel appliances and black counter tops.

The listing says the townhouse has 10 foot ceilings and a skylight.

Two of the three bedrooms are on the second floor, with the third on the main level. All three are generous in size.

The lower level has a family room, workout room and laundry room.

The townhouse has central air and garage parking.

The Sandburg Village townhouses rarely come on the market.

At under $1 million, is this a good family home option in one of the ritziest neighborhoods?

  1. If this was 2500 legitimate sq feet, it could be a bit of a deal, but it sure doesn’t seem to be.

  2. This place could be cool with updated decor to be more modern / dwell home like. It wouldn’t take much.

  3. It’s “peek” -an easy mistake to make.

I agree with Russ – decor would make this place look a lot cooler. I was surprised to read that the island seats 10.

  4. I don’t know if I would describe this area as ritzy. Looks more like trailer park living in a 51 year old trailer.

  5. I, I, I……. just couldn’t no matter the price. It just reminds me of the gubment subsidized co-op I grew up in but even that felt more like a HOME.

  7. Great location. Lack of a master bath at this price point is problematic. It wouldn’t take much to make this really seem nice but at this price point with this exterior, it shouldn’t be on the buyer to do so. This sells if they cut the price by….$75K. Just a guess.

  8. Whats up with the super low to the counter top cabinets above… that kitchen sink faucet appears to barely fit under it… and the stovetop, where’s the hood vent? Those cabinets will warp like mad if there isn’t a protective thing there for the heat from the gas stove… hate to say it, but that can’t possibly be a fire code issue can it?

But hey its old town and should sell eventually right

  11. Yeah that HOA is absurd for as little as you get.

A few things showed up in the RE listing not mentioned above. For a townhouse, that doesn’t look too bad since it includes: Water, Common Insurance, TV/Cable, Lawn Care/Snow Removal, Scavenger; also not sure about occasional painting of outside trim, garage and a few other community amenities there, I think : Pool?

  13. “Carl Sandburg Village Homeowner’s Association

The Carl Sandburg Village Homeowners Association – commonly referred to as HOA or Homeowners Association – is responsible for the maintenance of the Village’s common areas. HOA’s responsibilities include such items as landscaping snow removal, security and Village signage. HOA maintains and operates the Village swimming pools, tennis courts and two hospitality rooms. HOA also manages the leased commercial space located on the terrace level of 1300 and 1400 blocks.

Members of the HOA are the owners of the 2,610 units made up of nine buildings (seven condominium associations) with 60 townhouses/artist studios.

Amenities of the Village: The Village has a set of tennis courts, two swimming pools, a tot lot for children and hospitality rooms to host parties or meetings. ]

Note: owners of condos in the high rises pay one assessment to their bldg & another to the community HOA, though I’m guessing their community assessment is smaller than for the townhomes.
