A Restored 3-Bedroom Vintage Row House for $524,900: 3637 S. Prairie in Bronzeville
This 3-bedroom row house at 3637 S. Prairie in the Douglas neighborhood of Bronzeville came on the market in September 2021.
I don’t have a picture and by the time I get one, it will probably be under contract.
Built in 1885, it’s on a standard 25×125 Chicago lot but it doesn’t have a garage or parking.
This row house was bank owned in 2013 and sold in 2015.
The listing says it has been “lovingly restored to its former glory.”
It has new plumbing, electrical, HVAC, roof, skylights and heated bathroom floors.
But it still has many of its vintage features, including Old European original millwork, 4 fireplaces including 3 on the main floor, and a wood staircase with what looks like original carvings.
It has 11 foot high ceilings.
The row house has a new kitchen with white cabinets, a kitchen island with a butcher block counter top and stainless steel appliances.
It has two and a half new bathrooms.
One has a walk-in-shower and a second full bath has a vintage claw foot tub.
All three bedrooms are on the second floor.
The primary bedroom has a fireplace.
There are walk-in-closets.
It has an unfinished basement with storage and laundry.
The backyard has a “fully designed” 38×17 brick patio with lush landscaping.
The row house has central air.
According to Crain’s, Bronzeville is one of the hottest neighborhoods for new construction.
Listed at $524,900, is this a deal for a restored vintage row house?
Linda Ross at Baird & Warner has the listing. See the pictures here.
Or see it in person at the Open House on Saturday, September 18 at 10 AM to 12 PM.

Killer main floor FP’s, though whomever painted the mantle screwed up. Other than that pretty welll done Reno, keeping enough vintage
Should have gone w/ block window Vs the double hung in the shower
Backyard is very nice
Would like a garage but that would make the back yard considerably smaller.

take a look at the previous listing photos from 2015. place was a dump an in the one fireplace photo it looks to be destroyed.
whats up with the cornice?
I adore this home and want that dog wallpaper.
“whats up with the cornice?”
At some point, the parapet wall needed to be rebuilt, and there wasn’t any reason at that time to spend the extra money to make it look nice, so they did it cheap. Most likely, it is CMUs behind the parge, and they simply threw out the metal cornice (like the ones to the north).
you can see it in the streetview from 2009 pretty clearly–was basically the same then, too.
It was almost certainly a twin of the neighbor when first built.
you can see it in the streetview from 2009 pretty clearly–was basically the same then, too. Does look like they added new flashing to the top.
It was almost certainly a twin of the neighbor when first built. I wouldn’t go that ornate with a replacement, but I would really want to cover that up.
I’ve never looked at the cost of a new (or salvage, if you could find the right size pieces) cornice–anyone have any clue?

Me too!
I also love the backyard even though you are sacrificing the garage for it.
