As for the property, beautiful (a little white for my tastes) but its in a transit desert. The Chicago avenue bus SUCKS THE WORST and you’d have to transfer or drive/cab downtown. no thanks!
so the market bubble popped in 2006 but this guy is special and thinks he gets a 20+% increase. He’ll be lucky if he sells and only takes a 20% loss.

#302 sold for $707,300 in Jul-08. Basically the same description, tho they seem to have turned the 3d BR into a “family room” (at 10×11, i’d call it a den).

Question about “agent-owned”: is that something that has to be disclosed, or is it considered a selling point? I’ve seen it on a number of listings and I’m not sure why it’s relevant. Is it the fact that a realtor/agent (who would allegedly know a good property) bought the place so that proves it’s awesome/a good deal/something you should totally buy right now?

I believe that MLS (or perhaps realtor ass’n) rules require it, altho it is not always in the narrative, as it is here. One of our realtor contribs will chime in, I’m sure.

That’s unduly harsh. I think that the 04 price (ie, the price from the builder) would be pretty fair. That’s only 34.4% off of ask.
The styling is polarizing — I personally like it — but nice place, well-staged. Hard to justify the appreciation. I think a lower floor unit in this building has been on the market for quite a while. Anyone comment on the developer, Ranquist Development?
Jon- I saw that after I posted, I only assumed someone such as a realtor would never be so stupid as to do no work to a place and expect 144k of appreciation from the peak of the biggest real estate bubble ever….

Disclosure is explicitly required in IL when an agent sells his/her own property, or if she/he is related to the seller.

A unit in the identical building next door (925 N. Wolcott) has been on the market for over a year….now at $560k.
The logic this place will fetch the same amount as #302 is a dream. Those owners overpaid by at least $100K. Don’t forget this sneaky agent is selling parking for an additional $18K (which I’m sure must be purchased per condo bylaws).

I think you’re right. If parking must be purchased with a unit, I feel the MLS should require it to be included in the total asking price.
A friend who has access to the MLS pulled this listing and found this in the “agent remarks” section:
“Note: Second garage parking currently available for rent in the neighborhood. Third bedroom currently open to living space. ”

Yeah, disclosure of agent owned is required. I suspect the real estate regulators have been convinced that the realtors are so knowledgeable and the buyers so naive that the realtors would take advantage of them with their advanced skills in the absence of disclosure.
I feel like every unit in this development has been on the market at least once in the few years since these went up. I wonder why.
Unfortunately this unit isn’t in a stable high-end neighborhood comparable to the asking price, and “urban pioneer” is a less desired underwriting criteria. The unit is nicely decorated and has a high-end kitchen, but walk outside and you’re not in Lincoln Park.
Also, is this a 4th floor “penthouse”? Bit of a stretch.

Still not as bad as that mess on Webster that had the “penthouse master suite” occupying the 3d floor of a 3-level unit.
Live in the hood, and have for the last 10 yrs. Walk by this place all the time, 700 seems a stretch, laughable really although pix seem nice.
by the by, thank god the neighborhood isn’t lincoln park, who in their right mind would ever want that.
FYI – Unit sold for $675K. Listing said furniture was available too, so I would have to think that it was all included at this high of a price.

These places are pretty awesome though. . . I actually don’t think $675k is crazy, especially not if furnished.
Love that everyone thought this place would go for a fraction of the ask. I walked through the unit and it was very, very well done. The seller did incredibly well in this market.
