A Totally Renovated Penthouse Loft for $1.399 Million: 110 N Peoria in the West Loop
This 2-bedroom duplex penthouse loft in the Peoria Street Lofts at 110 N. Peoria in the West Loop came on the market in May 2023.
Built in 1907, this building was converted into 25 loft condominiums in the 1990s. It has an elevator and garage parking.
There’s no doorman or amenities.
This unit is the only penthouse unit in the building, built on top of the building, so it’s private.
Yet it still has loft features such as exposed brick, steel beams, skylights and high ceilings.
It’s been “totally renovated” with a new kitchen and baths. The hardwood floors on the main floor have been refinished and stained and there are new hardwoods in both bedrooms which replaced carpeting.
It has a full wall of windows that look out over a private professionally landscaped terrace with city views.
The loft has a redesigned chef’s kitchen with white Shaker cabinets, white quartz countertops, professional grade stainless steel appliances including Subzero, Termador oven, Bosch dishwasher and Kitchen-Aid stove top with down draft exhaust.
Both bedrooms are on the second floor.
The primary bedroom overlooks the great room below and has designer remote control shades, a walk-in-closet designed by California Closets and a completely remodeled en suite bath with a frameless shower, a bathtub, a floating vanity and a Blossom medicine cabinet.
The second bedroom is fully enclosed and also has a renovated en suite bath along with custom heating and cooling.
There’s a half bath on the main floor along with a gas wood burning fireplace with a stone surround.
This loft has the features buyers look for including central air, side-by-side washer/dryer in the unit, and a tandem garage space that fits 2 cars.
This building is near all the shops and restaurants of Randolph Street, the West Loop, Greektown and Fulton Market.
Listed at $1.399 million, that is $399,000 above the 2017 sales price.
Are prices still on the rise in the West Loop post-pandemic?
Jennifer Berger at @Properties Christie’s has the listing. See the pictures and floor plan here.

To counter my complaints about yesterday’s kitchen, I will comment on how the kitchen here is better. Open the refrigerator, place meat/vegetables to the left of the sink, wash in sink, place to the right for chopping, move to stove, and finally, plate to the right of the cooktop. Serve. And you can still see the TV.
That duct shooting diagonally into the master would annoy me every day.
In a higher end conversion like this, why keep the duct work exposed? Personally I’d take 15 foot ceilings over 17 foot ones if it meant covering some eye sores.
“I will comment on how the kitchen here is better”
Oven is ridiculously high.
“That duct shooting diagonally into the master would annoy me every day.”
And the roman shade covering ~2/3 of the open wall, too.
master bath layout is funky. closet should’ve been ~12″ wider.
How do you access the hvac (eg, to change the filter)? the trunk goes thru the wall apparently above the semi-public hallway?
Deck is nice, but barebones.
“why keep the duct work exposed?”
how would you hide the duct going into the opening for the bedroom. pic 22. seems problematic.
I’d imagine at this price point, having an “open to below” primary suite would be a turn off to some.
“ how would you hide the duct going into the opening for the bedroom. pic 22. seems problematic.”
Couldn’t you build out a soffit? And then add a full wall in the MBR. It has its own exterior window.
“Couldn’t you build out a soffit?”
Would be enormous at the wall–duct is sooo far below the beam at the peak.
“Would be enormous at the wall–duct is sooo far below the beam at the peak.”
This place would look so much better if they just built out a secondary ceiling to hide all of the duct work.
Redfin now shows this as off market and I assume the listing pictures you can now see are old (def does not look “totally renovated”, unless it was totally renovated in 2003)
@Madeline – – came to say the same thing. Must be the old listing photos as these are solid early 2000s developer grade finishes.
“ Open the refrigerator, place meat/vegetables to the left of the sink, wash in sink,”
Not picking on you but, do people often wash meat?
Link currently says it is “OFF MARKET”… and, I don’t see a floor plan…
“Not picking on you but, do people often wash meat?”
I thought people wash meat? I have never cooked meat. I rinse my beans before cooking. I seem to remember my mom rinsing off meat? Maybe she was wrong?
“ I seem to remember my mom rinsing off meat?”
She may have been attempting to thaw frozen meat?
“I thought people wash meat? I have never cooked meat. I rinse my beans before cooking. I seem to remember my mom rinsing off meat? Maybe she was wrong?”
Not saying anyone is wrong, more curious if this was a new trend. I think the only meat ive rinsed is poultry after brining.
“a new trend”
If anything, the new trend is to get people to stop rinsing chicken, etc, bc doing so risks cross-contamination. See, eg:
https://www.fsis.usda.gov/food-safety/safe-food-handling-and-preparation/food-safety-basics/washing-food-does-it-promote-food
Multipack chicken is often pretty slimy, so it’s an understandable impulse, imo.
You can see the new photos here… really rather uninspired overall.

I wash my meat on the same day I wash my hair. Saturday morning
Overall I love this crib and the price is great considering the vibe and location. 9/10
