The first picture (the exterior) needs to be retaken when it’s not winter and especially when it’s not overcast out. I thought I had been taken to the wrong link because the first photo that comes up looks like a south side ghetto foreclosure. Just how I’d want my 1.25mm property to be marketed!
Definitely is a cool space with potential if every part of it wasn’t filled or cluttered with stuff. Hey look, books! Remember those?
I can’t say if buyers could do better with 1.25mm elsewhere as I don’t really research properties at this price range seeing as how I’ll never be able to afford them.

Unfortunately, the interior looks more like a slightly funky (glass brick, open loft) early-90s townhouse in Arlington Heights or something.
I like it a lot—very unique and looks to be interesting space. Hard to tell, without looking very closely, what the quality of construction is (are the HVAC systems separate for the house? How is the elevator entrance designed? Trash room? Does the building association maintain the exterior (and exterior spaces) of the “house”?
It’s possible that 50K of updates could address the decor and make this pretty cool. It’s also possible that the place needs 200K +

It’s still a condo but it’s just plopped on top of the building.
The assessments would cover everything having to do with the structure- the same way it would on any of the lofts in the building. Sometimes windows are paid for by each individual owner, but when the windows are custom, as the loft windows are, usually the building replaces/maintains those as well.
