Built in 1924, this building has 7 units and a shared back yard.

There’s no parking.

I took this picture above about 10 years ago. If you look at the picture of the building today in the listing, you’ll see that a lot has changed on the block.  The two older homes on either side of the building have been replaced by new construction.

I guess I need a newer picture.

This is a top floor unit and has many of its original vintage features.

It has the original woodwork, which isn’t painted, including crown and window moldings.

The unit has a formal dining room with a built-in hutch.

The living room has a wood burning fireplace with the original vintage tile.

The kitchen has white cabinets which go up to ceiling height, a checkerboard floor, stainless steel appliances, granite counter tops and the original tin ceiling.

It has central air, but no washer/dryer in the unit. There is laundry in the building.

The listing says that “all units on 2734 side have in-unit W/D.”

There’s no parking, but the listing says “easy street parking.”

This building is near the Diversey Brown line stop, Dom’s Kitchen and Market and Trader Joe’s as well as the shops and restaurants on Diversey.

Listed for $430,000, is this a vintage lover’s dream?

    Great place. Lived in similar 3/1’s in LP and they work pretty well. Nice that no one whored this up.

    3/1, 3rd fl walk up and no W/D are challenges to some/most buyers but if you can deal, this is a great space.

  3. I’ve seen this era / floor plan about a million times but never with a tin ceiling. Was that an unusual upgrade for a modest home of this size back in the day?

  4. Definitely a vintage lover’s dream. Love how all the woodwork and the tin ceiling haven’t been messed with over the years. Someone has taken care of this place nicely.

    Not sure I could ever pay so much for a unit like this, however, because it looks very much like the rental unit my then-girlfiend (now wife) used to rent with two roommates in Lakeview in the early 1990s. The place had big cockroaches.

    If it is “worth” $430k, they are low.

    Very, very (veryveryvery) much doubt that is a 125+ year old tin ceiling. Among other things, it’s crowned perfectly around upper cabinets that are *not* original.

    Will have multiple offers before the end of the Open House, tho.

    ’01 price + CPI = $447k.

  8. A 3 bed on this street for 430k should be enough to capture a buyer. One of the nicest residential areas of Chicago imo.

  9. Looks like it has been a rental for at least a few years. The photos were actually taken in 2019 or before for a rental listing. I do think the photos suggest it was a rental at the time those were taken as well (mismatched living room furniture, lots of ikea stuff, no headboards)
    Hopefully the place is still in good shape. It’s got such beautiful vintage features.

  11. This building looks much more 1897 than 1927. yet that’s what the listing says. Maybe someone back there was just very imprinted with 19th century ways of doing things.

    Very nice unit,though, and a bargain for the great location.

  12. The street parking line is indeed hilarious, I’d have added it’s less than a 5m walk from Pat’s and Delilah’s.
