  1. Public roof deck. LOL. You mean I could go sit up there even though I don’t live in the building?

    Anhow. This seems way overpriced. I am not sure I would even entertain what the 2015 buyer paid. Nice enough but back deck off the master isn’t ideal, one outdoor spot not ideal. I love the high ceilings and the big windows but I am betting the heating bills are pretty high about now. I just don’t know how this sold for over the 2006 price which I would have thought was close to peak. What on earth has the current owner done to think this has appreciated over $100K in six years of ownership? Good luck.

  2. Back deck access off the MBR = Fail

    ripped the vintage heart out of this unit.

    Layout is just bad.

    Great location for a younger couple (Lived very near hear as a 20 something), zero chance I’d want to live in this area now that I’m older

    Curious why? It’s my understanding the bar crowd, party scene has been loosing steam for a decade and is almost gone in Lincoln Park. The rowdy college kids and 20 somethings arent out all hours making chaos around that area anymore. It seems much quieter to me than it used to be but I dont spend much time there either.

    Probably why the floorplan claims the MBR is in the basement. With borrowed light only from the other bedroom(!).

    The layout is pretty tough for most families who need 4 bedrooms.

    Would be pretty nice (tho still a little awkward–MBR right next to fridge?) for a couple with frequent visitors/short-term boomeranging kid–dedicated spare bedroom, two rooms to serve as separate dedicated offices, two living spaces.

    The initial design decisions are going to be difficult to overcome. Rework the mainfloor BR & BA (MBR & Office/FR/Library to the deck), and it would work for a parent with non full time custody

    But at $825, you shouldnt have to compromise that much

  6. I agree with everyone above. My question is… what else is there for $825K in this part of LP/DePaul specifically? Can a buyer get all of what has been said is missing for this price in this location? If so, then for sure this is wrong priced. But… if you want this LP location, doesn’t it usually cost a lot more to get these things? Aren’t you going to have to compromise if you want this?

  7. Personally I don’t like much about the place, but I do like how they set up the dining in front and living room where the dining would typically go. More people should do so with this sort of place.

    Different dynamics

    Should only be a couple of blocks away (Well with in walking distance for the non-Sabrina types) People would start out at Glascotts and the like and then find their way to Beaumonts post 2AM, also this area seemed to attract a fairly significant Suburban crowd for weekend partying

    Pissing, puking, fights, yelling, property damage.

    Not much of an issue for a 20 something, much less enticing now

    Possibly its better now

    Case-Shiller index tells me the market is up about 18% over that time. Seems like they have it priced spot on just based on that.

    We bought our current home a couple of years ago, in the low $700s. It’s probably in the low $800s now. Four years before we bought, it would have been in the low 500s/high 400s.

    So, our living/dining is a bit smaller (and a lot less charming) than this place, but over the weekend, we flipped our living/dining. Still need to have some lights relocated/swapped out (which the subject property owner didn’t do), but it’s a total game changer.
