Is that out of 10? Wilson is actually moderately busy here, and being next to a taller building is a minus, too.
The addition is kinda weird–why only two levels? The 2d floor has one bathroom for the 3 non-master beds, and no laundry–if they’d built the addition up, they could have reallocated that space so there is a 3d upstairs bath, or at least a 2d floor laundry.

Not a lot else out there now, or recently sold, that’s really comparable. It’s much more likely to move with this ask.
OK, so what does everyone think of the ‘rustic’ surround on the range hood, in the context of that marble and brass kitchen??
I think the vent hood looks terrible… and the rest of the home is INCREDIBLY bland
The layout of this house seems weird, with weirdly shaped small rooms. Also the master bath doesn’t seem to have a separate shower. I wouldn’t pay more than $1.1M for this.

2219 W Leland is another gut rehab of a similar-ish building (2219 is a greystone) — sold for $975K in May 2018, but the price is affected by the fact the L is right behind its backyard.
I think the subject reno is bland too, but for a few elements that I don’t like at all, and also prefer the place anon(tfo) linked.

I mostly like the first floor, with the notable exception of the entry way–tiny, no closet, will be a wind tunnel to upstairs.

anyone see the windy city rehab of 2308 w giddings. not too far away from this place but on a 125′ deep lot. finishes, while not all my style, are better than here. they listed at 1.4m and still under contract. can’t find pics of the finished product but i’m sure the show is available online somewhere.

wasn’t 2308 the property that was under contract before they completed things and they had to do some last minute changes that caused some drama?
6 bedrooms, 4 bathrooms. Is there much demand for this large of a house? Or am I naive? For $1+ million, I’m not living on that busy part of Wilson, on a lot with neighbors peering down.

As one of the bedrooms is really an office/den, I would say yes, this would be the typical room count for a family with 3 kids and the means. I honestly think it’s short a bathroom, given the room count.

I’d say yes, given the number of $1+ million single family home sales in the past couple years. Waters school is a draw, easy Brown line commute.
