    Stuffed animals on the beds. Letters galore on a shelf. 24 prints from one series on the wall. A train or lego table oin the open space. Lots of primary colors.

    They will appeal to somewhat different markets, but I can’t see that sort of price difference.

    As an aside, 1521 W Huron looks like someone got a pretty solid deal.

    2106 & 2108 were bought together with vacant lots at 2104 & 2110 in 6/98 for $435,000 total. New homes were built on the 2 lots by the buyer; 2110 sold 1/00 for $450K and 2104 sold 6/99 for $453,000. Same Trust sold 2106 on 6/24/99 for $519,300 to the Ranquists, who sold 4/03 for $769K. 2108 closed 6/16/99 for $540,205 and hasn’t turned over since. I don’t think Ranquist is the trust that bought in 1998. Not that the 1999 sale of 2106 couldn’t be non-arm’s length, just that Karen Ranquist had the listing for 2110 last year (cancelled) and did not mention it was a Ranquist home – something that is not often omitted by non-related realtors, let alone by an eponymous agent.

    Yes, actually missing 3 letters, there’s an intro print. I think N, W, Y (didn’t go back and check). Pretty regular looking english letters.

    I have always wondered about these properties. 2104 and 2110 are mirror images of each other from the outside. They have curved facade that directs inward toward each other house. It never made sense to me being 2 lots apart.

    Rented near here. While I think particular place is spectacular (even moreso if you like pierogis), I would not sink so much dough into a place in this ‘hood. Within a few blocks’ radius, half of the homes are 2000-2008 era McCrap Cylinder Block towers that were sold to people who are now underwater. This area seemed poised to make itself into a hip extension of Bucktown and WP, full of desirable amenities, and, with that, maybe a reasonable sense of community (I’m speculating on the latter point). The arrival of a new Dominick’s and shops and cafes in the Chicago-Damen area seemed to support this. Although the Dominick’s remains, many retailers and cafes do not, and, on top of that, without going into further detail, friends who are still in the area do not feel safe.

    Seriously? Just Dominick’s and the tumbleweeds eh? Plenty here and more coming in. Roots and Bleeding Heart the newest. It’s a fairly vibrant area. Things do come and go much like a lot of areas in Chicago. Not sure if Chicago Bowl is going to happen yet or not. I hope so but heard they might back out of the building because it may cost to much to renovate. They would be comparable to a House of Blues type place it seems.

    Are they just sensitive perhaps? There are many fine suburbs surrounding this fine city as an alternative to these nasty urban jungles.

    Things do happen though. Usually very late at night and not often, like any greenish city hood.

    Was looking at this place again. Really like it but that toilet is v odd. I realize the stylish people who live here probably don’t use the toilet, but in real life, say you’ve just used the shower, now the floor’s all wet. Are you supposed to put up with that if you want to use the toilet or wipe it dry every time.

  47. Fantastic space, but the biggest drawback to the hood is the rather awkward CTA situation. If you work in Mag Mile area you can take a straight shot to work via Chicago Ave. bus. Otherwise it’s Chicago bus to subway station at Ogden, or Damen bus to North Ave. L station. Not a bad deal in summer, but can be a hassle in winter.

  49. So, if this place is attached to 2108, is there likely to be some sort of an association for when the roof goes, or can you just replace your half of the roof and screw the nieghbors.

    Considering that bedroom does look like a kid’s room, does anyone else fear watching the kids fall off that staircase? I hope no one upstairs is too drunk either….

    @NAT: Funny comp. it’s listed as an “Abnormal Transaction” on your link. At $234/sq ft and closing in 3.5weeks (in the middle of winter), there’s no doubt there was something else involved…

    imo, here’s a better comp: 2 blocks west (much better block), built 2007, 6bdrm/4.5ba, 5300 sq ft, full rooftop and garage decks… sold $950k. $180/sq ft.

  51. CK — Do you have any more information on Chicago Bowl? I had heard that they might back out for the reasons you cite as well, but the West Town Chamber of Commerce seems to be convinced that it’s still happening. Fingers crossed…

    The new Bleeding Heart is awesome, BTW. Even if Chicago Bowl doesn’t happen, I’m hoping that BHB and Roots are enough to kickstart some additional development on Chicago.
