  2. nd, I don’t see the problem with the bathroom you speak of. Most modern floorplans minimize wasted hallway space, and you generally want at least one bathroom to be accessible w/o making guests walk through a bedroom. Not sure where else one would put it.

    My biggest issue is the location. Meh. Wake me when these prices ripple into East Lakeview.

  6. I don’t even buy their official quarterly results. Lets look in longer timeframes like full FY. I bet they can’t hide their losses forever.

    Right now Citi is playing the survival game and pillowtalking with the best of ’em in my opinion. They will say whatever they have to whenever they have to to avoid government takeover.

  8. Bathrooms should NEVER open onto a living room. Not only does the bathroom open onto it, but the mechanical closet too. It’s poor design, like most gut rehabs, which are notoriously space inefficient.

  10. haha ill agree about that bathroom/living room thing. i think its just tacky – everyone can hear you taking a whiz thru those cheap plastic doors in most renovations. quality of space and graciousness have gone by the wayside. i also warned potential buyer about he mechanical closet opening onto living space for noise reasons – something a lot of people dont think about until after they moved in and are watching a movie and the cheap noisy furnace (with usually undersized ductwork) kicks in

  11. nd, how would you move the bathroom WITHOUT being less space efficient? That’s a true waste of space. I’d agree with your assertion 100% given a traditional home layout, but with multi-purpose open floorplans you have to make some concessions. Besides, I for one would not consider that part of the “living room”.

    I’d make my living area line up with the front windows, with primary seating back towards the area with the bathroom. I certainly would never setup my living room/living area to wrap around that 90-degree wall, regardless of that bathroom.

  13. Yeah, but you’ll still hear both the toilet and the furnace. I suspect the pre reno layout was better. These open plans are hideous (take a look at the virtual tour for a better idea) and generally totally ineptly done – in this case the kitchen isn’t even open to the living “area”. That “bay” doesn’t look wide enough for much furniture anyway.

  15. Well, you do have to consider the price point this place is listed at. You DO have AC, in unit laundry, parking and overall, a nice place.
    Now if we were speaking of LP or LV, then yes an architect/designer is mandatory for a rehab. But at this location, a self rehab/design is acceptable…. my humble opinion of course.
    Re: the bathroom opening into the living room, it appears there is plenty of room to place main seating in the area where to windows are located and of course, you can always be very creative and utilize screens to block off that doorway.
    Yes, concessions have to be made….it is under $200,000!!

    Yes. And this place is very close to the very delicious Mediterranean restaurant “Dawali” and accompanying bakery next door.
