  1. “The unit has no central air but does have window cooling units”

    Sophisticated or nah?

There’s a floor plan in the previous sales pics

3/1, Window air conditioners (No AC in the kitchen), W/D in the kitchen, and small Br’s.

Hyping the school district seems odd as it looks like folks leave after popping out a kid or 2

This will sell, but south of asking

  2. Those window A/C units are certainly an eyesore, and likely don’t cool the space as well as well as central. Seems like the place would show better in the fall or spring with some of the units removed.

    Two things of note:

    (1) Its a shame they had to remove the cabinet doors for the washer and dryer when they changed out those appliances. The kitchen looked much better with them hidden.

    (2) Because the assessments include heat (according to the listing), they seem rather low to me. Heating an old building can be expensive in Chicago winters.

  6. Why do we not see more of these modern AC units that have a streamlined look and don’t block half of the window. It’d make such a difference in some of these properties.

  7. That drop down AC unit (I think they tried a similar style in the 50’s when there were dozens of American manufacturers) probably won’t work in a masonry – as in actual masonry, not veneer – building which often have walls 12″ plus in thickness.

I’ve seen a nice Italian wall mounted unit which uses two dryer vent sized openings for air – don’t know how well they work, but they do look nice.

  8. Also $83,500 in Aug-80 (recorder says half that–no one remembers the older transfer tax rate).

2005 sale was peak in real dollars, and the current ask is over $150k behind ($586k).
