    There’s not a $146k premium from the last sale as they’ve invested a fair bit of coin. If a basic pergola costs $100k, the “custom paint” has to be worth $25k alone.

    $140k down and $4k/mo? Hard pass

  2. No photos of the living room? Strange. And, as Johnny notes, it’s right across from a large and ugly medical building and its equally ugly garage.

    The work done on this unit seems pretty commendable, but I’m not sure if it was money well spent considering the size and location. Calling the table in the kitchen a “dining room” is also a stretch.

    Not bad at the last price, but this one seems too high.

    Has the listing been updated? B/C pix 2,3, and 4 are of the living room.

    Nice reno, but $700k for a 2 bed in this location seems a little steep.

  6. Looks like it was renovated to sell. The muted neutral colors to no offend a buyer. But reno looks to be well done and the ability to mix “home depot” stock with higher end finishes has been executed very well.

    The question is even with parking, is the lack of outdoor space and home office hurting these types of condos in our new reality?

  7. The back deck overlooking a large parking structure is far more offensive than being across the street from the clinic. The main entrance to the clinic isn’t on Deming, so this stretch is still pretty quiet and is more residential than commercial.

    The location, with proximity to the park/lake and to businesses on Clark, is otherwise A+. LP listings east of Clark street that are neither high rises nor over $1M are rare. Good find on the Roslyn property, though it does not have parking.

    The subject property is more like 1250sf, not 1500=+sf

    Throw $75k into the Rosyln place and you have a winner and as an added bonus, the woodwork isnt painted

  9. I lived on the corner of Deming at Lakeview for a couple years. While yes, the main entrance to the clinic isn’t on Deming (i.e., it’s not like living across from an emergency room entry), it’s still directly across from a big and not especially beautiful medical building (specifically, its garage/loading dock). The addition of the really nice resi properties directly east of the hospital is a big improvement, but when walking west up to Clark from our place, I recall the vibe changing a bit once we passed Hampden (especially at night).

    There should not be any TV over the fireplace in this otherwise nice unit, but the space this seller is forcing on would-be buyers is too high and too small for most buyers’ TVs.

    Sweet Location, parking, and a well done unit. 700k ain’t that bad. This will sell quick as it ticks all of the boxes for someone looking.

    Any other time i would say ‘rent is too dang high’, but lack of quality inventory seems to make pricing lala land.

  14. Still out west. Ha. I don’t remember Fire Cakes being there before we left town (though spent 2 years on Webster after Deming/Lakeview, so it may have opened and I was oblivious). I certainly gained a few pounds being a regular at Molly’s Cupcakes. Voodoo Doughnuts is the rage out here.

    There’s almost no quality inventory out there. Anything completely remodeled and move-in ready will sell pretty quickly.

  17. I lived at 2626 N. Lakeview for years and I agree, the streetscape on Deming really changes for the worse when you go west of Hampden. What a shame that such an ugly complex was built on a residential street. Makes you wonder who paid off the alderman to change the zoning back a few decades ago, and what was there before they built that monstrosity.
