The eat-in kitchen has white cabinets with Calcutta counter tops and backsplash and stainless steel appliances.

3 of the 4 bedrooms are on the second floor including the primary suite with built-in closets and an en suite white marble bathroom with a separate stand alone tub and walk-in-shower.

The second floor also has a sitting room/office space, a second bathroom  and skylights.

The lower level has hardwood floors with a family room with built-ins, a guest bedroom with “updated” full bathroom, the laundry room and storage.

The rowhouse has central air and a 2-car garage with a pergola built on top of the garage.

This rowhouse is near the shops and restaurants of Old Town and Lincoln Park and near Lincoln Park and the Zoo.

It was originally listed for 4 months in 2020 at $1.795 million but did not sell.

It has come back on the market in 2022 at $1.695 million.

    They rented for $7500/mo in 20

    Nice outdoor space and a garage is a necessity. Upper floor Br are going to be a challenge for older kids

    This is a D location for a family. If/when Gamekeepers, et al reopen you get to deal with all the BS of living in a party area (including people micterating In the alley).

    Taxes seem low

    That’s all ‘down the street’ and would have zero effect on anyone leaving this far away.

    Not to mention that the city is constantly changing, JU, just wait 15 minutes, and there will probably be an apple store there. Then another 15 minutes and it will be something else. It’s like the weather.

    Think both are over priced, but I’d say its 20% better. Main floor flows, kitchen is 100% better, only 1 BR in the basement, Basement FR is pretty nice and beck is alot better

    The other property looks like it rented for $6500/mo

    I guess I’m old and hevent lived in the city in a long time and should defer to someone with an intimate knowledge of the effects of the city’s bar scene on residential properties. I wonder if someone missed these ex-establishments when in the area?

    Maybe Stanleys could become a Potbelly or dare one to dream a TJ? This would cause a SF/Austin/Nashville type RE appreciation

    With Chicago taxes, that says to me that it’s ‘worth’ about $1m.

    Yes, I use a 5 cap–with what inflation is, probably should use a 6, which would make it about the ’03 price.

    I don’t see this as a “party area” at all. That’s mostly down in Old Town now.

    A lot of the old Baby Boomer and GenX bars are just that: old. Millennials and GenZ don’t want to go to those old places.

    Division between State and Dearborn has many late night bars people still choose live on Astor street a half block to the east. It's not like this is next door to a 4 am bar.

  15. Generally, you cannot relocate a 4am license (exceptions, of course, for somebody somebody sent), so the referenced ‘owners’ are the owners of the building who let the license lapse.

  16. Looks like a great place to raise a family, so I wonder if the family selling it might be having sticker shock at the prices for 14 years of education at Parker or Latin and is headed for the North Shore. Wouldn’t blame them if that’s the case.

    But some other well-heeled family without sticker shock issues will likely find this one meets their needs. Seems elegant and I love the outdoor space.

    Classic economics. Record low inventory nationwide, including in Chicago. Largest generation in US history is buying. Prices are going to continue to rise.
