Andersonville 2-Bedroom With 27 Windows Now Listed Under 2004 Price: 1654 W. Berwyn

We last chattered about this 2-bedroom duplex up at 1654 W. Berwyn in Andersonville in March 2011.

At that time, it was listed just $2,000 under the 2007 purchase price- at $399,000.

Even with the Andersonville housing market still considered to be “hot”, most of you thought this would be a more attractive property priced around $350,000.

It has since been reduced $53,100 and is now listed at $345,900.

That’s $1600 under the 2004 purchase price.

If you recall, it has a split floor plan with the first floor consisting of the living room, dining room, kitchen and power room.

The second floor, or the duplex up, has the 2 bedrooms and 2 full baths.

The listing says the unit has 3 exposures, north, south and west, and 27 windows in which to soak up the sunshine.

The kitchen has stainless steel appliances and granite counter tops.

It also has a 6×5 laundry room, central air and heated garage parking.

Is this now priced to sell?

    This still looks like an east of Ashland price.

    Somewhat attractive below $300.

  3. I am actually surprised this hasn’t sold yet. This stretch of Berwyn and Paulina is a great block. Many prefer the west side of Ashland as it isn’t as congested.

  4. I’m surprised as Russ is. It just goes to show how much it hurts to chase the market downward. If it sells now at this price, I bet it may have sold initially for a higher price if originally listed at $365k. Once a place has sat on the market for awhile, people start to wonder what is wrong with it which makes people more hesitant to purchase it.

  5. I can’t believe someone spent $400,000 on this at one time.

    This building looks too much like an apartment complex. This type of building seems much better off as apartments.

  9. I’m with Chris M, this just is kind of blah. For sqf alone the new price does seem to make it more of a contender for sale.

    We’ve been looking in Andersonville and would be happy with west of Ashland but there’s so many buildings just like this. Not a lot of diversity in buildings in that area, unfortunately. (And all the new condo builds in A-ville seem to be in some sort of litigation, like the ones on Clark, both just north of Lawrence and just south of Foster.)

  10. I’m not impressed with this one either. It looks slightly better than most rentals.

    The “walk to the metra” isn’t exactly a short one.

    I think it goes for $325k.

  11. I personally wouldn’t pay more than $300k. And, if I were to bid on this place, my starting offer would be somewhere in the mid-$200s.

  12. Yeah, I would bid $295 to start, regardless of how offended the sellers would be. Then meet somewhere in the low $320’s.

  14. As Dahliachi noted, the reason the sellers lowered their price as they did was because they knew the contract price for the unit above theirs. I own a unit in the building currently. From the outside it really isn’t much to look at, but the units above the crappy duplex level unit here are actually quite nice with terrific floor plans/layouts. The association is well-run with good reserves and very reasonable monthly assessments. Additionally, the sellers (particularly unpleasant people) were relocated to New Mexico and are in great need to sell. Bargain hunters should have at it with low-ball offers.

    Wow, doczie great way to slam your unpleasant neighbors and cut your own nose off at the same time with soliciting “low-ball offers” when you “own” a unit in the same building!

  17. WayDifferent, in what way am I cutting off my own nose? I own the unit and am in no hurry to sell. I am renting it out (getting a nice return) so tell me why I would care what they sell for? By the time I’m ready to sell (if that ever occurs) the market should have reached a bottom. Even if it doesn’t, I’m more than happy with where I live now (not there), I make and have more than enough cash for now and retirement, so again… how exactly am I cutting my nose again? You should think before you put perhaps your own situation in my shoes. I don’t look at my property as an investment. I look at my financial investments/savings/pension and other assets as my nest eggs. And yes, I enjoy ‘slamming’ those people (I prefer not to think of them as neighbors). They referred to us (the rest of the building unit owners) as “building occupants”, not neighbors/friends etc. And trust me if you met/knew them you’d find much more colorful ways to wish them well in their new life far far from here.
