I really don’t get the interior design choices here. Every cabinet/wood fixture is a different color than the rest. I detect 3 different finishes only in photo #3.
In #17 we have yet another finish.#20 and 21 each have their own shade.
The question is whether anyone would choose this location over River North, Streeterville, or the Gold Coast.

totally agree but oddly enough, someone bought it once with these finishes already. i thought for sure that the current owners customized it but looking at the previous listing the finishes are the same.

Also it is not like you don’t have maintenance fees for a SFH or pay for heating etc which is included in the assessment often times.
And if you travel a lot and for extended periods it sucks to have to shut down everything. I’d rather live in a high-rise any day over a SFH.
Condos can be convenient for people who don’t want the maintenance of a house. I don’t think I’d want to raise a kid in a condo, but I get why some buyers like them. Many older buyers also like that you can get larger square footage on one level and condo buildings feel more secure.
If I were a rich celeb, I’d probably prefer a high rise over a single family for the security alone.
I have noticed the late fees on property taxes are not a deterrent to some. They know when the City finally gets serious about collecting from them, then they will pay. They figure they won’t pay these because the title company will take care of that at the closing table and save them the trouble of writing the check themselves.
Also, a condo can be more private. Some of these penthouse units have nothing the views into them. Some of the rooms, maybe the bedrooms, of this penthouse probably face the lake, so there is not going to be anyone with a view in.
Few single family homes have that level of privacy outside of far out suburbs where home are very distant apart.

Many of these loop penthouses are great for corporate rentals. Actually most of the condos in the Loop are great for rentals, only problem is turnover is a little bit higher.
I’m actually surprised we aren’t seeing more condo deconversions to apartments in the Loop. There are a few office conversions happening. If rates remain low we’ll probably see some more.
I’m going to break a cardinal rule of this website and talk about decor; because the decor of this place cannot be changed – it is an integral part of the interior of the home. And all I have to say is Jesus Christ, the physician owner (Riz, is this your father?) of this home made WAAAAAAAAY to much money selling his private business to a multi-national and god damn this is what you get. and the owner is shockingly enough not moldovian either (or anywhere near eastern europe). This is arguably one of the ugliest properties I’ve ever seen. i don’t even know what this style is called except “TACKY”.

Every single property has upkeep. You have to replace roofs and windows no matter where you live. You have to pay for a gardener/landscaper if you own a SFH. Townhouses/rowhouses often have HOAs. And try living in one that is “fee simple” where you trim your bushes but your neighbor doesn’t have to. See how that works out for you.

There’s only so many of those buyers. They “sold” 25% of them. Who’s buying the other 75%? China is in a recession.
I like the decor better than many of the modern, minimalist is that a condo or a prep area for surgery look places. But it is over the top in some ways and will not appeal to everyone, that’s for sure.

The Obamas will have a lot to decide once their daughter is out of high school. They are still young. They will need a “forever” home to last for several decades (like the Bush senior home has been.) LA is very different than Chicago, as you said. Celebrities live in big compounds far from the street with no views of the house behind the walls/bushes/gates. And yes, there are actually gated communities there as well. New York City too, during the “Yogi Berra” glory days of the 1940’s and 50’s was never better, has never been surpassed even today, although people are trying to get it back up overall. During the 1970’s is was almost bankrupt.

I have friends who are. They left Biglaw and went in-house at private equity firms in Silicon Valley. Are easily making $400k. With NO Senator husbands. Imagine that.
But you’d better have the credentials. And how many do? There are just 500-600 Harvard attorneys who graduate every year- and spread out across the country (and the world.) You may be the only Ivy League attorney in your town.
Did you know that in the entire Chicagoland area, there are only like 2200 Princeton alumni? (not including Michelle Obama, since she isn’t living here at the moment.) It’s a very, very small pool. When you go to an elite school (or schools, in her case) the network is really tight and small. It DOES open up doors, as Eton, Cambridge and Oxford all do.
Michelle and Barack worked hard to get into the schools they did. Anyone can do it if they work hard enough. But most don’t have the guts (or the discipline) to try.

These are not very high percentages (at least lower that what I anticipated). You have to also keep in mind that children of highly educated parents with good incomes have both huge environmental and some genetic advantages that would qualify them to go to good schools. So not all these kids got in like George W.; they were indeed qualified.

The thing with college admissions is it’s not all about test scores. That’s why those football and basketball players are there. We know from NCAA reports that their scores aren’t anywhere near their classmates- no matter what schools you’re talking about. So why are they given admission?
I had a friend who grew up on a farm in Iowa. A real farmers daughter. Used to help with the harvest etc. She got into every single elite school she applied to even though all of those kids at New Trier scored higher than her.

Here’s my understanding but I defer to Riz or anyone in that biz: pre-Obamacare if uninsured patient received treatment @ U of C hospital (or any hosp.) they were billed @ cash payers rate (roughly 4x-10x what BC/BS & other insurers pay by contract) and since 90%+ were unable to pay, UfC hospital wrote off millions of uninsured’s bills as noncollectable. So UofC hospital like many hospitals attempted to avoid uninsured patients like they had the plague – taxi-ing them over to Cook Cty hospital as soon as they ethically could be transported away. Apparently with Obamacare being law of our land there aren’t many uninsured patients hence less U of C hospital write-offs.

Today I learned EMTALA became law under Reagan, requiring hospital ER’s to treat every patient even w/o insurance or ability to pay, but fed gov’t didn’t fund this mandate so hospitals ate any losses. I believe EMTALA is less $ burden for hospitals going forward since Affordable Care Act (aka O’care) mandates we all be insured.
